If you are not going to be PR 1 - Normal Stamp duty is payable 2 - Stamp Duty Levy Applies additional 4% - 7% depends on state 3- FIRB payment is required +$5000 if property is less than a million 4- With all the new rules very few banks will lend, you would need a good deposit 20% to avoid LMI and LMI Conditions 5- 6-12 months of a steady job, savings and good financial management should be enough If you are gonna be PR 1 - Rent for a year 2 - Save (Proof of genuine savings) 3 Start looking around 10 months. Can save upto $50,000+ in fees if you have PR. Credit Files are not as comprehensive in Australia yet, I think this year will see a lot of changes. However minimal amount of searches on your file is a plus and no defaults. Repayment history is not recorded or looked at yet, Your case for example, if you applied for a loan for a car, this would have a negative impact on your ability to service the home loan, so your total amount of loan would be lower, having a 10k car loan could reduce you borrowing amount by 50k so do ya research and plan for the home loan, renting isnt too bad as long as you have a goal insight.
  3. I myself am in a similar situation, However I am the male. If the father refused permission for the child to leave, the mother would be deported(Eventually) and the child would have to stay with the father, this could take years and years and the only way it wouldn't happen is if it attracted huge media attention and Mr Duttons arsehole started twitching. Read similar stories on the Austil site.. Australia needs a compassionate visa for cases like this, they need to be very strict and follow guideline... For example, this woman will soon have to take her Australian Citizen child to live in another country, however the father could refuse, then she will have the child taken from her? Surely that's a human right violation there? I read today on the Austil site, someone had a visa cancelled for Substantial Criminal history, Armed robbery being one of the things. However at the AAT the visa cancellation was revoked, all because it would impact the life of his 6 year old daughter.. If AAT put such high weight on Best interests of Minor children when deciding visa appeals, then surely a Compassionate visa could be used in such circumstances.

Alternatively, ask an agent for some help.. they shouldn't charge too much to request work rights for you Good Luck...
  5. Hi Mate, 1) Yes you can apply for work rights in most circumstances 2) You may have a bigger issue, When was your Nomination applied for? At the same time as your 457 or Before? Has the nomination been granted? Is so check the Expiry of this nomination? If its >12 months then the Nomination will expire and your visa would be refused as no valid nomination, and now with the TSS, I am not even sure you can lodge a 457 nomination(Im not sure about this) so you wouldn't have any appeal rights. If your nomination hasn't even been approved yet then its is a better scenario for you. I would speak with a Registered Migration agent as soon as possible to give you the correct info
  6. Hey Harriet, I thought I recognised your photo. You won't know me by this username but we met up way back in 2009/2010 (with all the other crew) and done the Meetup before our Gap Year in Oz in 2010. I thought I was the only one nearly 9 Years later still going through Australian Visa Process, I am in Perth. It sucks you were so close to your PR before the personal issues you had.   8. The new visa's require you to be sponsored, Have you already secured sponsorship by a employer ? If not, you may aswell just start the 190 process and don't worry about the temp rubbish visas.

  11. Not long, AAT will write to you within 6 weeks or so advising you don't have a valid appeal and then 28 days after that your current visa will cease.
  12. If he has been actually running a business, then maybe see whats suitable that route, however if he is a sole trader then I have to agree with the others.

  14. surely if the 8547 is attached to the bridging visa it still applies,? i mean it may re-new i.e another 6 months but does it actually stop? If it actually stop then this AAT Appeal i am involved with is Mooo.
  15. Mine changed before, maybe about 10 days after lodging the VISA AAT review, the expiry date was removed. I would go to an immigration office a few days before exp if it doesnt change
  16. It would also depend on your trade, if its one that immi like to refuse then defo get a good MA.. Shop/store retail Managers, cooks, chefs office managers etc etc
  17. You must of applied for the Direct Entry route rather than the Temporary transition scheme>? I thought the rules for age have already been agreed, i.e under 50 for trt and 45 for DE Hmmmm... I haven't been keeping up with the rules lately but thats taken direct from the website...
  18. Keep on at them and your employer, make it clear of your visa expiry date and that the PR application needs to be in before that date...

    You already have the visa, You just need the nomination approved, as the MA above has stated its normally quicker than 12 months. I think someone needs to look into your case. Maybe get the potential employer to get a MA involved. I suggest you check your current visa status on VEVO

The Ielts test isn't to make sure you speak good English, it's so you can get more points when you apply for your visa, Download the ebooks and tips and revise on how to approach this test, If you have a UK passport, you don't need the ielts test other than to get points. 10 or 20 points can be achieved with ielts so make sure you get as much as you can.
  21. Hi, does anyone know if visa is refused and AAT review is lodged, is the bridging visa automatically extended (Currently BVA Expires 22nd jan) or is form 1005 required to be completed and sent to immigration?
  22. Hi Mate. Sorry to burst your bubble, but from what I can see, scaffolder is not on any list for eligible visas. This means you cannot obtain a work visa based on your occupation. VeryStormy offered a much better reply ;-)
  23. I also think 2007 is considered pretty recent when it comes to past convictions... Maybe if it was 1987
