Why are houses so expensive in Perth?

I'm sooo fed up with prices in Perth, bought a gorgeous house in a not so popular area (hammy hill) it's 1 k to the beach, a 10 min walk, a 5 min bus ride but due to Perth snobbery it's a really bad area, NOT!! made the silly mistake of buying a block for $500k 2 mins down the road, had an epiphany and sold it, just had a quote for a basic Reno on our house, $400k, for gawds sake a joke!! All in all with landscaping and extras we will have shelled out (including original purchase) $1.2, that is hysterical and frightening, I could buy a house in Port Coogree or East Freo for that, what is happening here! How do people build? I do not want a Mc Mansion ever but I just find the prices are impossible.......

If companies don't want the job they give you a silly quote - be had grossly exaggerated quotes for bricking up the toilet door and knocking through the bathroom wall (to include the toilet into the bathroom). One of the things we've stared doing is using when we can local tradies who advertise in the Aussie little directory or free newspaper - so far they've been reasonable and reliable.

Because the mining boom has attracted so many people to move there....high demand...shortage of property...people earning enough and willing to pay.

 

And, as Ali said, they will give a ridiculous quote if they don't want the work. I'd go and get lots more quotes. And I can't imagine $100k for landscaping on a suburban sized block. Someone's having a lend, surely. :wacko:

$400 k for Reno??... You could build a new house for less!!

 

But that might be in an area you do not want to be, some really good deals on house and land packages out there, but you do have to be where the land is available most of the time.

Most builders don't like the idea of using 'your' existing land to put a new house on they loose money, they want you on a plot they purchased.

Yeah I know what your saying but if you already own a plot I am sure you could find a builder to build you a pretty decent house for $400k

Most definately mate, there are a growing number of builders 'now' specialising in such things, even some of the big boys are doing it.

But what did you pay for your old house in the first place, then put in costs of demolition and removal then the new build costs plus internal items, then you are up into the numbers of buying an already built five year old house say?

Yeah, I would hire myself a D6 dozer and wouldn't be long in demolishing it! ;)

 

But I was more so talking about the original point of the OP getting quoted $400k for reno being way OTT!

- Plumbing was the most common area for a project to go over budget and over deadline (23 per cent).

- Labour (20 per cent), fixtures and electricals (18 per cent), materials (15 per cent), and tools and equipment (10 per cent) were also areas in which people went over time and budget.

- Fifty-six per cent said they had to compromise aspects of their design to stay within budget.

- The most common compromises were a less grand design (20 per cent), using cheaper materials (14 per cent), postponing renovations (14 per cent), going without renovations to some areas (11 per cent), and using second-hand materials (10 per cent).

I wonder if the OP's 'reno' is a rebuild or is it the noem kitchen/bath/gardens reno?
