  1. yup up that is the sort of economics that got is into the current mess! like my FIL (a Yorkshire man) said "all these people with big houses flash cars etc. often own nothing. Wait till the tide goes out, then you can see who is still wearing pants!" it it does all sound great but cash is king if you have it. Cash flow can easily come unstuck.

Well we bought our property in the Adelaide hills when we were in the UK we have had it for 5 years plus and are only now back in SA. we had a good agent who we trusted and a good insurance agent we had met them both personally when we lived in SA previously. Only 2 issues so far A large limb of neighbours tree fell on the roof and did quite a bit of damage whilst the tenants were in bed! By the time I knew about it the agent and insurance agent had approved repairs, soothed the tenants ( their little one was sleeping in the bedroom it fell on) and booked repairs. They even notified the council and neighbour so that other overhanging limbs were removed. Weirdly that week the same happened to our house in the UK but the tree didn't fall on the house. It was more hassle to deal with though, another tenant fell behind with rent, that too was dealt with well and when they left everything was fine and monies owing we're taken from the deposit. It can go wrong but it can be done. Plenty of people do this from the UK with homes in Spain. A similar distance away but often harder as language and legal stuff more complicated, plus the currency issues. by the way if you are PR you can buy as many houses as you like, only temp residents are restricted.
  3. Read the small print there is a secondary applicant charge of around $42k per applicant plus an assurance of support which they will eventually get back of around $10k I think. What you have stated is just the visa application processing fee. it is there because they will not have paid into the welfare system in Australia but will be taking out. Seems fair as protects the Australians who have paid in from retires taking all the resources for free. however it is a serious amount of cash. you need to do more homework. Have a look on the parent threads. i would provide a link but can't really fiddle on my phone but if you read all the stuff under the fees table it is there.
  4. If they apply for contributory parent visas it will. Have you checked these out on the immigration website?
  5. They will refer anything that is outside the basic parameters. Don't worry you will most likely be fine, it just means that a medic needs to look at it rather than an administrator. If you have already provided the information they need it will help. who can say about the delay though there doesn't seem to be any way of telling but likely to be a few weeks rather than months, just depends how busy they are. are you in a tearing hurry?

Basically it is insurance if they are saying that is all you will be charged full stop. pay upfront a fixed fee or pay the actual charges at the time which could be more if your container is inspected and they pick something up. As with everything read the small print. Im pretty sure when we got our quote from Crown this was an option not compulsory. as is the insurance they offer, you will get the same cover cheaper from Insure Your Move or Letton Percival.
  7. It is easy to find short term furnished lets for a weekend to months we have done this in Australia and elsewhere there are lots of sites that do this already. I tend to trust the more well known sites more than smaller private ones too as there is always a risk booking remotely especially when you pay up front. only time I have had difficulty is when the owner or agen doesn't speak English"
  8. Sorry I am a bit confused here who will be the main applicant? You need to work out who gets the best score and will pass assessment easiest. Only one of you need apply the rest will be included on the application as secondary applicants. if hubbie is on the sol then he might score more points due to age.
  9. A lot will depend on where you are planning to live, the more rural the better chance to get a decent garden and dog friendly properties. In the cities few take pets. Also most states require you to register and chip dogs and can restrict the number you have. check out the rules for where you are going, even different local councils have different rules regarding dogs. dont limit searches on rental sites to pets allowed though you will get very few. Instead ask for each individual property, and do get to know the local rental agents if you can and introduce them to the dogs, if they can see they are well behaved it helps. Any references for the pets from previous landlords or holiday rentals are also good.
  10. We'll good that you are already there. But I think baby will still need a visa if born whilst you are TR, if you have an agent they will tell you. They are more reliable than immigration staff as they can be a bit flaky and have been known to give wrong advice.
  11. Congratulations - when is the baby due? Most likely they will put the application on hold until the baby is born then as long as employer agrees baby can be added to application and they will both need medicals. alternative is that she has the x ray! as they can protect with a shield and the levels are very low! although it may depend what stage she is at. this will mean you can get the visa but the baby will then either need a child visa or be born in Australia, in which case they will become a citizen at birth. you really need to discuss with the employer as well as this can impact your start date. you need to go through all possibilities really.

  14. For you and kids a holiday home rental or apartment will probably be cheaper than 2 hotel rooms. Often they give discounts for longer stays too. They will provide you with more space, a washing machine and a proper kitchen. Can save a lot by not eating out every meal and hotel laundry bills. Also gives a better idea of what it might be like to live in an area. flights are expensive no doubt double check Australian holidays and events to avoid hikes in prices. Midweek are often cheaper too. open jaw can be more expensive than straight returns though especially for shorter holidays.
  15. If your agent thinks there is a good chance they will ask for it then start doing it now. You do not need police checks up front so it won't delay your application. And unless you visit the country again it should not expire.
  16. You won't be the first or last to do this. I doubt you would get a resident return visa if you have not spent any time in Australia in the last 5 years especially if you can't prove any close ties but it might be worth a look. otherwise you would need to apply again your previous application will have no impact on this at all, but you will need to mention it on the application as it asks the specific question. things have changed but if you still qualify go for it, you will be shocked at the new visa fees for a family of 5 though!
  17. It also seems to depend which office you apply to. If you look at the timeline thread for RSMS 187 the application and grant times are all over the place! They maintain that applications are allocated to COs in lodgement order and DRC have priority and that processing is currently 6 months for non DRC. We applied 6th august non DRC with police checks, RCB approved a couple of weeks later and meds added late November. Nothing until agent enquirer the suddenly we got a CO and grant 2 days later. If your application has everything in place and we'll presented it helps. The 6 month processing time is for complete applications if they have to request further information it takes longer. we did our Business Skills visa by ourselves and got it OK, but for this one we used an agent as it was last chance as turning 50. Used Go Matilda and yes employer paid their fee but we paid our visa fee over $7000 for four of us. We'll worth it though.
  18. Well when we built our house in the Adelaide Hills we had extra insulation and DG. The developer raised eyebrows and sucked teeth but in the end it didn't cost that much more (the frames were better quality too). That was 5 years ago and more houses are being built with DG. In Tas it is compulsory in new builds. Basically they are behind the times, new build properties throughout Europe have had DG for many years, even those where temperatures reach 40 degrees. I have seen more solar panels in Lancashire than SA too. we haven't lived in our house yet but tenants have commented on how economical it is to heat/cool. Never mind the sound insulation from the neighbours cockerel !
  19. Whatever visa you go for it is unlikely you son will be included as a dependent if he is working. There could be ways round this as it may be possible to sponsor him from your existing business in the UK. i think it would be well worth consulting a good agent to explore the options, expect to pay for good advice. As there could be several options here it would be worth it, even if you just clarify the visa to go for and then do it yourself. rules change all the time so you need to look at current options on immi.gov.au
  20. Not sure about the tax issues but you keep the TFN you have for life! Don't complicate it by applying for another one.
  21. If you have cash to burn go for it, but I can think of better ways to spend it. Break the journey with a nice hotel in Singapore or Dubai for instance. I have flown long haul lots and kids are generally fine and better at sleeping than the adults!

  24. At last - Melbourne office Visa and nomination with police checks lodged on 6th august 2013 2 days before 50th birthday. RCB granted a couple of weeks later SA so not DRC. We did medicals in November without being asked as we intended to Go to Oz on our temp bus visa anyway in Jan in fact flights are booked for the 28th. Agent Go Matilda, Alan Collett prompted them just before Christmas with a carefully worded e-mail. Notified yesterday our application had been allocated to a CO. Alan rang me today to say it had been granted. Think we might still have been waiting if he hadn't contacted them.
