  3. 18 DEC 2018 'Coastal property has been tipped for a hotter summer property market than Melbourne’s lukewarm spring. A wave of bidders splashed a $500,000 premium on a Portsea holiday home at the weekend. The multimillion-dollar house at 6 Tea Tree Rise went under the hammer on Sunday, December 16, and a wave of bidders pushed it to a $4.75 million sale. RT Edgar director James Paynter said the buyer came from Brighton and had refused to back down, despite having seen the home for the first time that day. He’s expecting an “exciting’” summer as a result. “If this is what’s coming for the peninsula in summer, it’s going to be a really good summer for auctions,” Mr Paynter said. A total of five groups bid for the stunning six-bedroom, six-bathroom house, kicking things off with a $3.6 million initial offer. The home was called on the market at the top of its range at about $4.25 million, but the offers kept on until $4.75 million. “The buyer turned up on the day and had never seen it before, and went toe-to-toe with a buyer who had been in love with it from the first week we opened it,” Mr Paynter said. “I had a pretty good product, and there aren’t many on the peninsula to rival something like that. “And the market reacted really well.” All of the buyers had come from Melbourne and were looking for a holiday home, which he said boded well for most property markets along the coast. He expected more affordable homes might see similar enthusiasm, with holiday home buyers typically in a different demographic to the typical homebuyer in Melbourne. “If they are priced correctly, they are going to be okay,” he said. Those who did not price their homes correctly could face long stints — around 250 days — on the market, however, he said. CoreLogic Australian head of real estate Geoff White said he anticipated a more subdued coastal market across summer than recent years — but one that might perform better than that seen in Melbourne across spring. “Some of those properties will be quite different and have different price brackets and even different types of people buying them — people who are less reliant on traditional lending,” Mr White said. “So it might be a bit of an improvement to what we have been seeing.”
  4. 18 DEC 2018 'A wider spread of buyers and affordable homes should see the Mornington Peninsula ride the trend of buyer uncertainty. Expatriate and interstate buyers keen to own property in the peninsula, and buyers from Melbourne and inner bayside and eastern suburbs, will continue to keep demand healthy, according to local agents. “This is in addition to locals who are upsizing or downsizing within the peninsula,” Nicholas Lynch, who has been involved in real estate for three decades, said. “Some pockets have seen some levelling off in prices but overall demand is still very strong.” The region, Mr Lynch said, had not felt the full impact of the softening Melbourne market. “The market here has always been different and there was strong spring and summer listings and, in fact, supply cannot meet the demand,” he said. With prices affordable when compared with bayside suburbs, peninsula home are attractive to those buyers seeking a sea or tree-change, he added. At the southern end of the peninsula, Kay & Burton Portsea director Liz Jensen noted prices had remained steady. “The prices have been consistent and homes are selling mainly within the quoted range and in some cases, competition led to stronger results,” Ms Jensen said. The peninsula market, once traditionally active in the autumn, spring and summer months and with a lull in winter, has now become a year-round market. Some agents said more vendors were selling in winter due to less competition and demand. “We saw good competition this year and most of our sales over the past 12 months have seen more than one buyer per property,” Ms Jensen said. Agents noted a surge in listings in late spring, with vendors keen to close deals prior to Christmas.' There was also growing interest in lesser known suburbs in 2018. While demand in a traditional buyer favourite such as Sorrento remained steady over the year, more buyers popped up in Portsea, Ms Jensen said. “The stretch of beachside Sorrento has always been popular among buyers, but we are seeing more interest in Portsea although the homes are more expensive,” she said.

  22. ‘Red Hill Victoria’s most searched suburb on realestate.com.au 19 October 2018 ‘WITH just 12 homes for sale and a median house price half that of Portsea, Red Hill is a suburb in high demand. The small Mornington Peninsula suburb is the most searched among buyers in Victoria on realestate.com.au. The property listings site’s report on the most in-demand suburbs also lists Red Hill fourth nationally, with the top 10 covered by four states. The rankings are based on the number of views per property listed for sale on the website. Local agents say many people are keen to enter Red Hill, which had just 731 residents in the 2011 Census. Homes there are tightly held, with owners holding on for long periods, with a median of 13.5 years. Just 13 sales have been recorded since the start of this year, records show. Two recent listings have come under offer, with another dozen listed for sale on realestate.com.au as at October 19. The beautiful surrounds and semirural feel plus a growing cafe and food scene are among the factors behind the area’s rising popularity, according to agents. “Red Hill attracts a lot of aspirational buyers and we see more families coming here in addition to those retiring or looking for holiday homes,” Kay & Burton Flinders agent Meg Pell said. “We find buyers are very particular about what they want and so take their time to find the right property. “Perhaps this is why the area ranks high with searches by buyers.” It also has a family friendly and safe image, which was attractive to buyers, Ms Pell said. The area offers a “country lifestyle and still reasonably priced homes compared to more pricey Shoreham and Flinders”, according to RT Edgar Mt Eliza director Vicki Sayers. “It has a great community feel and is also becoming cosmopolitan with more restaurants and cafes and markets,” Ms Sayers said. Red Hill had a median house price of $895,000 in the 12 months to July, CoreLogic data shows. The median price has risen 39 per cent over a three-year period. While rising strongly, the median price is still well behind the nearby suburbs of Flinders, Sorrento, Fingal and Balnarring Beach where median house prices are above $1 million. Portsea had a $1.945 million median house price over the same period. “Red Hill is quite far from town but offers the ability to buy beautiful big homes,” realestate.com.au chief economist Nerida Conisbee said. “Dollar per square metre you get a lot more for your money than when you move into the inner Melbourne suburbs.” Ms Conisbee added the peninsula was “increasingly an area people are willing to commute from and there are a lot of beautiful homes there”. “It comes down to the big homes on the big blocks but also the premium nature of properties in the area,” Ms Conisbee said.’

With fewer than two house sales a month, the coastal suburb is very tightly held and attracts plenty of buyers from the city and close by, according to local agents. Flinders’ $1.65 million median house price, in the 12 months to July, places it second in the municipality after the millionaire’s playground of Portsea, CoreLogic data shows. The median house price has jumped 100 per cent over a three-year period and gained 12.8 per cent in 12 months. Recent sales for prices well above expectations point to the continued strength in Flinders, RT Edgar Flinders director Holly Longmuir said. “The quick sales reflect the limited supply and strong demand,” she added. “While the volume of inquiries is lower, inspections numbers are still good and the quality of buyers remains high.” No. 13 King St not only sold in seven days but for well above $2 million. The four-bedroom house in need of an update sold to buyers looking for a holiday home. And a block of land at 8 Barker Rd changed hands for above $1.1 million within two weeks of listing. There were several offers for the 873sq m block close to the beach, which was on the market for the first time. “We find that homes priced correctly sell fast and there is still strong capital growth,” Ms Longmuir said. Flinders is listed as a high demand market by realestate.com.au with 2719 visits per property, compared with the Victorian average of 1015 visits. There were only 10 house listings in the suburb on October 18 on realestate.com.au. Flinders has a small population of about 1000 and recorded just 22 house sales in the year to July, sales records show.
