Advice on cost of living NSW

I am looking for advice on cost of living for my family of 5.

It will be myself, my husband, 10 year and 6 year old girls and 2 year old son.

We will be coming over on a 457 visa as we are 5 points short of the skilled visa.

 

My husband is a psychiatric nurse and we are looking at settling in and around Belmore or Belmont on the Central Coast. (all depending on costs). If you think there are better areas I would appreciate all suggestions :)

 

My main worry is what income we need to have a comfortable life in Australia.

I have researched renting costs and know that we will need to pay schooling for our girls while we are on the temporary visa...(hopefully not for too long though! :)

 

I would really appreciate any advice on costs I need to factor in to get a realistic total.

Being on a 457 and wanting to live there, anything between 150k and 200k( before tax ) should be fine for the location you have chosen. But it is impossible for one to say whether you'll live comfortable on it, I might, the neighbour might, but who says you will?

 

The 457 is only a temp visa and does not give the right to automatic PR. This seems a risky choice to be moving over on. Isn't there any other way to get the extra points needed?

Belmore is a suburb of Sydney so I assume you definitely mean Belmont? Commute times are important...so where will your husband be working?

Hi thanks for replies....

We are looking at both areas Skani as my husband has a possibility of a job in either of those places. Im a bit anxious of costs...we are hoping the company will pay for the school fees. He is meeting with them tomorrow. :)

We are also looking into how we could make up the extra 5 points Skippy79....x

Be aware of the issues of 457.

 

You would have to do it in the assumption it is not a permanent move, but a temporary visit.

 

In the past, when nurses went down this route, it was considered a bit different as it was assumed they would have no issues gaining PR down the track and the problem the most 457 holders face of the risk of losing their job and having to return to the UK didn't apply. However, times are changing fast. The federal government are making major changes to the way healthcare is funded and handing a lot of it back to the states. In WA this is already panning out with job loses. Here in WA, they are expecting up to 2000 job loses including nurses and doctors

Your biggest cost is going to be accommodation. Have a look at domain.com.au to get a feel for it (rentals are generally quoted weekly). Sydney is expensive and Central coast will be cheaper. You are really looking for a 4 bedroom property.

 

My circumstances area bit different to yours (single, professional, live in Balmain) but my costs are roughly $5,000-$6000 per month but I have a very nice lifestyle for that (out socialising every weekend, gigs, dinners, brunches, drinks) My 2 bed unit in Balmain is 2,750 per month. Balmain is pricey though and you would get a lot more property for that in Belmore and even more on the CC.

 

I go to Belmore a bit for football games and I think I's prefer the CC to it. Where is your OH going to be working (Concord?

 

It depends on what you are into. I'm a city person so like to be close to the centre of the action. The CC would be good for family life and the beaches if you aren't that bothered about the city. It's about 90 minutes north (many people commute daily) and parts of it are stunning.

You can pick up a really nice 4 bedroomed rental with a pool on the Central Coast for less than $500 a week. I saw a gorgeous one with a magnificent view recently for $350.

 

The commute into Sydney by train is fine and thousands do it every day.

 

But if you could get a job somewhere like Hornsby then that makes it even better.

 

Chances are a psychiatric nurse would not be traveling to the CBD anyway. More likely to get a job in one of the outer suburbs, or even on the CC or somewhere like Newcastle.

 

As Collie says, depends what you are into. I am not a city person and can think of nothing worse than close to the centre of the action. I like the laid back country or beaches lifestyle, away from the hussle and bussle. Means a longer commute for me, but I am happy to do that for the lifestyle rewards that suit me.

 

A good in-between location is somewhere like Mount Kuring Gai. A great place to bring up kids. And only 40 mins on the train to the city. And if that is too far away still, then somewhere around Lane Cove would be good in my opinion.

 

It really depends where your hubby gets a job. Not much point living close to Sydney if he gets a job on the Central Coast or up towards Newcastle.

Is there any way you could come to some agreement with hubby's employment to sponsor you for PR after a set period (e.g. 6 months, 1 year etc? . This is what I did (IT), came over on 457 and then was sponsored for PR (special case as I was over age). Of course you may be coming for a temporary adventure and not have intent to stay but as others have said, 457 is really risky even for professionals that have been highly sought after... good luck, but don't burn any bridges.....

My only comment about that would be that the employer's promise would have no legal value - so if the business's needs change and he decides not to go ahead with the sponsorship, you're still out on a limb.
