  1. Dear all I am planning on cutting my final financial tie with the UK by selling my UK property. I had had tenants in for the past 3.5 years who have been good, but the time is right to try and get on the ladder here. (Well at least be ready in case I see something I fancy!) However in my mind I was prepared to give them notice and leave the property empty while I put new carpets in and gave the place a lick of paint. The tenants would like to stay until completion (which is good as I continue to cover the mortgage while I am selling the place) The estate agents reckons he can sell it as it is, but obviously I don't want to lose a prospective buyer for the lack of a lick of paint. Does any have any experience of doing this or can share any advice? Cheers
  2. I too have had a similar experience. My family and I have been here since Sept 2011 and already had many positive experiences and made friends for life. My recommendations for a positive experience are 1. Go to the local bowlo regularly 2. Join a vets sports team in some capacity 3. Embrace the local community 4. Attend as many of the kids parents get togethers as you can 5. Go to the local bowlo regularly
  3. The Domain app is very helpful, and schedules viewings for you....
  4. I've loved it here since the moment I landed.
  5. There are lots of lovely parks in Sydney where we took our children
  6. Do you know what time the kickoff is?
  7. hmm... interesting. I'll have another look
  8. Welcome, I live in Pymble - its lovely round the Pymble/MacQuarie/North Ryde areas
  9. The UK has just changed the law so that the Capital Gain has been reset to start from April 5th 2015. I believe Alan Collett made a blog post elsewhere in this forum about it, as regards to the AU situation it depends on whether the property was your primary residence and whether you've had another primary residence (for tax purposes) since. Also there is a 6 year limit on this. But I thoroughly recommend getting (and paying for) professional advice - it may save you thousands in the long run.
  10. Not if the house was your last primary residence and you last lived in it less than 6 years ago.
  11. Hi I appreciate this is pretty new but in the UK as of April 5th 2015, you are now allowed to transfer your children's CTF's into Junior ISA's. However, given that I am cutting my ties to the UK - is there an equivalent over here? If I were to transfer these small sums of money anywhere - wouldn't it make more sense to move them to Oz? Cheers for any thoughts on the subject.
  12. No - thats incorrect. If my house was my primary residence before I moved and I have not purchased another primary residence since, then you will not be charged CGT on the sale of your primary residence.
  13. I think that is exactly what Andy is saying. He helped me move my pension and gave me invaluable advice.

    Sausages

Agreed. My local butchers sells the best sausages I've ever had. Smoked Bacon however... thats a different story.....
  15. I was told that because the voltage is the same everything would be ok with an adapter. However after my dishwasher melted the plug socket, I was advised that the wattage is different so I should have bought a new dishwasher. Now I'm unsure.
  16. I moved to Pymble and loved it. I thoroughly recommend the Upper North Shore.
  17. I'm still waiting for you do you my tax return Thom!
  18. You only need declare it in Oz if you have achieved PR. 457 holders do not declare outside taxable income in Australia
  19. Apologies, I am selling mine after living here for 3.5 years. Hence the Capital Gain discussion, my misunderstanding.
