Hi could anyone tell me please if first time home buyers pay stamp duty in Queensland. Also what would the approximate solicitors fees beand do buyers have to pay anything to the real estate agent.. We will be permanent residents. Thanks

The Queensland Office of State Revenue asks if you have ever held an interest in residential land anywhere in the world. Does that mean that the concession does not apply if you were a UK home owner previously or is that referring solely to residential land such as that held by a property developer?

We will be in the same position and I have reviewed the info and established that you will have to pay stamp duty if you have owned property anywhere in the world. You may be able to get half the concession if the UK property was in only one name and the partner who buys jointly has never owned a house or indeed you could buy the Oz property in that partners name I guess. No good for us as we jointly own our UK home.

Also note there are property value limits attached to the concessions & grants

 

I think these vary from state to state? In NSW the limit is $650K, above that houses are not eligible. Which knocks out most of Sydney

 

I appreciate the OP isn't asking about Sydney, but thought I'd mention it in case others are reading the thread

we have just bought a house. If you are building a new one you get $15k regardless of whether you have owned property before anywhere in the world. First home owners do not pay stamp duty except if you have owned property abroad. They do check up on you so DO NOT LIE as you can get a conviction, fine and have to pay the stamp duty. I owned a flat in the Uk but my partner has never owned property anywhere so we only had to pay 50% of the stamp duty which was about $3000 for a $385k house. Conveyancing fees were about $1500

The rules change on a regular basis regarding this so it is best to check with each State Revenue Department that you are looking at purchasing property in.

 

Most states also offer some sort of First Home Owners Grant (FHOG) or bonus system providing you a government incentive towards either buying / building a new home or buying an existing home.

 

Every now and again a State Government will provide an additional FHOG Boost to help the sale of properties and or the building of new homes.

 

When looking at finance and costs of purchasing a property, you need to confirm what your entitlements are before entering into contracts and/or applying for finance.

Limit is $750, 000 in qld I think

 

Well, the rebate is called Stamp Duty Concession. Below (I think) 500k-ish you qualify for all of it, assuming first home buyer etc. It tails off up to 750k. After that you don't qualify anyway.

 

Quite eye-watering, isn't it. If it helps, try to look at it as an insurance policy which guarantees that the state will respect your title to the land. If that doesn't help, imagine what the markup is for some Govt employee to change a record in the land registry database.

Really?! My bank and estate agent told me different last week :(

 

Yep, mine did this morning as well. I'm splitting this big bugger with the ex and buying a 3 bed unit with my half. I was gonna put it in my son's name till I came home and checked. Good job I didn't go ahead. I think I'll keep it in mine and just will it to him.
