Seems little point in sealing around the frames when the single glazed windows leak like a sieve !

Our new house is being built by a volume builder and has insulation in the walls at least and the grey coat render inside has nicely sealed the gap round the windows - it comes down to the builder and their own standards. Of course the general standard needs raising too !

Quite right, only civil debts like unpaid taxes etc can be upheld here. Consumer credit agreements from the UK can only be enforced in the UK although some debt recovery agents will test this if a large sum.........and fail ! If a UK court rules a consumer debt was obtained fraudulently it them becomes criminal and civil so can be enforced in Aus.

Love being in the ocean but never out of my depth. Our 3 kids go to secret harbour nippers every Sunday together with about 100 others plus parents and surfers. That's just one beach so I'd say the odds of getting attacked are still slim. I agree about the roads being far more dangerous, went through a booze bus check a couple of weeks back on a Friday night around 11:30 and 8 cars already on the central reservation. Gas is usually for the hot plate (hob in the UK) but a hob here is what the bath and shower are built on ! There might also be bayonets for gas heaters to plug in as the winters can get cold at night especially once you've acclimatised! No council tax (rates) for renters and yes you only pay for water used not rates.
