So its been a while since I have posted here. Now been in Brissy for 2.5 years and things are going great. So much so we have just applied for PR rather than stick to our 457 and are looking at buying a house.

 

Now this is where things have started to fall down. Because we have been renting we have moved about a bit. Started in Manly which we loved, moved just down the road to Lota which we hated then 9 months ago moved to Bulimba. The final one involved changing my daughters school and she has many more friends at this new school.

 

Now this is where the problem occurs. So even though id like to think i have a decent budget and a realistic house expectation and reasonable deposit Bulimia and surrounding suburbs are just mentally priced.

 

 

I have spoken to friends but no one is impartial so that leads me to the question.

 

Do you chose a home based on location or value for money?

 

to give it some context in bulimia $1m will get me a 3 bed queenslander where as wakerley id get the dream home for $900k

 

Im finding it mentally draining

My answer would be,, both. I would look for an area within our budget that is still commutable to our jobs and suits our family. I to like Bulimba but theres not a chance on this earth i would pay 1 million for a 3 bed wooden house on stilts..

 

I did just have a quick look at Realestate searching Bulimba and there are quite a few 3 bed homes for $600- $700 if this is more in your budget. I think the issue with that suburb is its majority apartments so you pay lots more for a free standing house as they can ask silly amounts knowing developers would like to buy and turn into apartment blocks.

I think location comes into value for money you don't choose between them. Something in a great location might be more expensive but it doesn't mean it is not value for money, it could be for where it is.

 

Maybe you mean do you choose a cheaper suburb in order to get a better house? In which case, yes I would to a point. I wouldn't go into an area with a bad reputation for a great house, but if it meant moving one suburb further out from the city of further from the beach then I would consider it. I would just be worried about changing schools again, can daugher travel to current school even if you move? I couldn't locate anywhere called Bulimia on my googlemaps so not sure where it is (googlemaps just kept highlighting eating disorder clinics).

I thnk the Brisbane housing market is starting to mature a little and areas becoming properly established. Bulimba is a lovely area as is Ascot with rich households now coming together. Bowen Hills/Fortitude border is now home for us and suits us perfectly. Walk to work, central etc.

 

My opinion is the house itself is a tool to serve you in providing accommodation, the location is where you live and socialise etc. The commute to work/school is very important as many people end up hating their home due to the commute.

 

It is a personal choice however I always look at location before the house itself. If the house works for you and is in the right location then everything else can be changed over time.

We were in the same position as you (minus the kids). We were renting in Bulimba, loved it and wanted to buy but didn't feel like we could justify the prices being demanded. We did look in other areas close by where you can get more for your money such as Morningside, Murrarie, Carina, Seven Hills - have you looked at any of those as you can definitely get more for your money? In the end we got lucky and found a 4 bed house in Bulimba that needs a bit of work and the owner was in a rush to sell so we snapped it up at a reasonable price (well reasonable for Bulimba!).

I love Bulimba too, but it's the house prices that would put me off ever buying.

 

I feel you can get so much more for your money in some of the other suburbs which don't have the 'Bulimba' reputation. You'll just have to keep an eye on what comes up - I hope something ideal shows up!!

Hi guys, Just starting off and passed my Carpentry Technical Assessment this morning. We hope fingers crossed to migrate to Brisbane early next year. We have 4 children aged 15 to 2. Other than Google we don't know which suburb to go to. We've been looking at Caboolture, Ningi, Riverhills and Forest lakes. Can you recommend any of these areas or would you have any other suggestions with good schooling etc. Many thanks

Hi Mike

Where will your workplace be? commuting to some areas can be a nightmare, hence , as an example, you wouldnt want to live in Caboolture and have to commute to South Brisbane for work etc..

What in particular has made you choose these suburbs? will help others get a feeling for what you are looking for so as maybe help you more.

LOL, My Hubby loves Queenslanders but i just can't take to them.. Dont get me wrong there are some lovely homes out there ,i just wouldn't live in one myself,

:) I hope you don't do like my wife and say you hate those bloody shacks, and then years later when they double in price decide you love them :)

 

You know me, I would honestly struggle to live in any other style of house now...they just feel so great and I'm obsessed with them :) I get depressed when I go too far out and the houses turn to post-war wood & tile or brick & tile. I must be nuts...

 

though surely you could live in this house Cal ? ;)
