Nice areas in WA?

I have been doing quite a bit of research today in the Perth area. We are going on our reccie in October and only have a week there. I have been on Australia migration - suburb profiles, accommodation, schools, real estate, jobs in Perth, Adelaide, Brisbane, Melbourne, Sydney, Canberra, Darwin and Hobart and narrowed down the suburbs that we can afford to live in. We are looking to spend a MAX of $450'000, within commutable distance of a hospital and we need a lively place i.e. live bands, good social life etc.

 

I have formulated a list and am asking if there are any obvious no-no's in there? I know one mans meat is another mans poison but we live in anice area now and want to carry that on. I have no idea what is a nice area to live and what isn't in the Perth area. If you don't want to post then please PM me.

Wow John ... Thats Some List You Have Managed To Narrow Down Lol .... Its Kinda Hard To Say What Areas Are Good / Bad Unless People Actually Stay There .... We Are Heading To Thornlie [initially With Friends ] But Because They Have Been There Over 20 Yrs They Can Tell Us What Parts To Avoid Ie Forest Lakes And Crestwood Estate Are The Best Whereas Over The Other Side Of "spencer Road " Is Not Classed As Being So Good .... We Eventually Want To Move Down To Mandurah As It Has More Of A Townie Feel Whereasmost Of The The Other Areas Are Suburbs And Only Provide You With The Basics Ie School Shoppin Mall Etc ... If You Are Looking For Fun I Think You Might Strugle In Some Of These Areas ... Imo ... Lol

I hope I don't offend anyone here, but I'd cross Armadale off your list. I work there, and whilst there are Surrounding areas of Seville Grove, Southern River (a lot of new house builds in southern river) which are nice, I wouldn't live in Armadale itself (although it has great facilities). if you've just been looking at house prices to compile your list - you need think about why some areas are alot cheaper than others.

John, I have been going through a similar process, but crossed off anywhere that might be under the flight path of the airport, close to the main freeways or near a large industrial estate. Property is cheaper near these for a reason, it's noisier! On the flip side, property near a golf course is normally more expensive, but if you're not a golfer then again it's probably not worth looking at the area. Personally, I'm very much a beach person and I love to sail, so my decisions were based around being within a reasonable driving distance of the beach and close to a sailing club. Maybe thinking about the lifestyle you'll lead will help you narrow down where you want to live. Life can't all be about work!

 

Maybe posters who have suggestions could also tell us why...

Ali, why not Armadale?

Melly, why not Mirabooka or Balga?

Armadale has a lot of low cost housing. Unlike UK these are not like council estates but within the suburbs. I'm a community nurse in this area and to use an english saying ... some of it looks a bit rough. However, it has great facilities and the surrounding suburbs are nice (my patch is also mt Nasura and Mt Richon)

I suppose we are going to be looking to spend around $450'000. My wife is a nurse so we need to be within commutable distance of a hpspital. We need it quite lively. We are a very young 40 who are enjoying life as our kids are off our hands...Live bands, beach etc.

Pertyh closes at 5 late night opening Thursday, apart from Northbridge there are not many I would call lively areas For 450 bottom end of market to lower middle We are in Somerly in the North met area Oh a nirse at Charlies at Nedlands about 40 m9ns depending on not slo freeway. Dive you an example new land at Burns Beach near us but next to the sea we are 5 min, Blocks are doing ther from 600k ntr road to 1.5 mil on coast road.Location and size of block are the criteria , They are selling smaller blocks 300 sq mt + they call them cottage blocks

hi john , have to say my family have said the same as ali re armadale! if you go onto the reiwa.com/au website they do a search of the the areas you pop in and sort of give you a blurb of whats there , also how big the place is and how many rented and bought etc, we are heading for the hill area kalamunda, this is a bout an hr to the beach bit less act , but forrestfield and high wycome are up there too, i think fairly quiet, my family also in baldivis and she says warnbro is lovelly and on the beach!

Forrestfield is mixed zone with industrial and next to the airport kala flight path from all 3 airports

I live in southern river and i must say i love it. Defo would not live in Maddington, not great! nor thornlie, it does have some nice areas, but the ones i have seen are not good, also lot of vandalism there.

Southern river, Canning Vale are lovely, also there are new areas nearby that are up and coming which are Harrisdale and Pinjarra Waters, lovely places the only downside is if you can't afford private schooling high school level, your nearest is Armadale High and that is defo a no no, but otherwise they are lovely, and the house prices are in a buyers market at the mo.

i am having a look on the net at the areas you are suggesting. Where are the hospitals in WA. Is there one near Bunbury and PK?

 

BTW I really appreciate all the advice.I need to narrow that list down to about 6 suburbs as we are only there a week.

I have spent a lot of time researching and as we are there only a week I have decided:

 

Bunbury

Mandurah

Port Kennedy (we are staying here)

Joondalup

Southern River

 

Obviously when we are driving to these places we will see the neighboring suburbs etc. Does this look a credible list?

hey john my cousiin in law works at the hosp in armadale as a nurse, they live in kalamunda where we are going.. try google earth for 6076 or warnbro is 6169 also safety bay, rockingham is 6168 , pop the area codes and have a zoom may help may not all the best anyway.

My colleague lives in Port Kennedy and travels to Armadale each day - it takes about 45 mins. You've got hospitals both state and private in Perth, Murdoch has St. John of God, Alma St., at Freo, Joondalup has a hospital run by Ramsey Healthcare, Bunbury is bound to have a hospital

Just back from visiting most of those places, and they all look good, but it depends where you find work. There are lots of new suburbs everywhere. Burns beach is really expensive and generally I think a house and land package works out better value than buying land and building. Anything on the beach front is very expensive even in a not so nice suburb. Joondalup has a large shopping centre, but is a bit more expensive to buy in than some of the surrounding suburbs. Somerly, Clarkson, Merriwa, Ridgewood, Banksia Grove - a bit cheaper, nice but some not so nice streets. It's real suburbia though. Mindarie and surrounds are nice but expensive.

 

Personally I liked the south best, but the commute gets long after about Port Kennedy. If you opt for Bunbury, it's a pretty, friendly town but finding work may be a problem, although there are mines at Collie half an hour away if you have a skill they might require. Dallyellup looks a really nice place to live and just ten minutes out of Bunbury. There must be hospitals at Bunbury, Mandurah and Busselton, but whether they are hiring I wouldn't know.

I think the area SOR around Fremantle, so Palmyra, Bicton, Willagee, Hamilton Hill, but you do get less for your money as 450k will only get you a 3br X 1bth instead of 4/5br X 2bth that you might get in other areas. However, Freo's pretty lively and there are sailing clubs both on the river and at the harbor, and beaches are a short drive away, so for me the trade off is worth it.

There are public hospital in freemantle, also perth, and there are plenty of private hosp around, depends what you want the private sector or the public sector.

There are two good hospitals in Bunbury, St John of God (private) and Bunbury Regional Hospital (public) and both have very good reputations. Somebody on PIO has just got a job at St John of God so might be worth contacting them to see if they have any positions, look at the Bunbury threads.

 

Its quiet here but then again I think Perth is quite a small, quiet city for nightlife compared to where we are from and very spread out. It just depends what type of lifestyle you want and Dalyellup has its own beach and you can buy a 4x4 two streets back from the beach from $500 to $700 depending on finish and size.

 

There's lots of industry around here and lots of development going on over the next couple of years.

As this thread is on area's does anyone know what Iluka & Hillarys are like ? we have two teenage daughters who need to socialise. Please any advice would be good !! Kinross senior high has been recommended to us but we would rather be living near the beach.
