I want to know incase i buy a house now only on my name and my wifes name is not included on it. I charge my wife rent to stay in the house, so that it is established she does not own a property. Around 5 years later after we both get citizenship, My wife buys a NEW BUILD HOME DOES THIS RULE STILL APPLY.

I THINK ITS TIME TO REVAMP THE DISCUSSION ON THIS TOPIC WITH THE CURRENT REAL ESTATE PRICES IN MELBOURNE..s As per me depending on where you buy the house the factor of renting vs buying comes into play. If more towards the developed city yes rent may be cheaper but if you go slightly away say around 40 km away your EMI to repay the loan, will come exactly to the amount of rent you pay. SO actually you are still paying the same rent but getiing your property appreciation.. Ofcourse the repairs and other add ons like coucil charge etc. come into play but is equivalent to the interest on the bond that you are losing out.. The key is to sell the property at the right time, and move on in a manner where you gain from the sale price after deducting your loan amount. So if your balance loan NET repayment is less than your current NET property sell price (i.e. after paying all the charges) sell the house and live on rent till you find a more suitable home further in at a lesser price.

  9. I am a permanent resident in melbourne. . I am a sailor and work on contractual basis so I get paid only during the call of duty. . Upon asking certain banks for a home loan they ask for pay slips and say they need the 1st tax return. .. IS IT NECESSARY TO HAVE A RETURN FILED TO GET YOUR HOME LOAN???? This course will enable me to get a new job but the requirements of this new job is that along with my existing certification I require to do this course and obtain the relevant certification. .. The studies are in the same field only another department. ...   13. Good day, Need to seek some advice regarding tax deductions: AA) I am a merchant navy officer and my company is based in mumbai India. I need to go to their office to complete the formalitites before I join the ship .. Now everytime I go to India And return back I incur an expense of around 1000 AUD. Can I claim the same OR will I get that money back back from he tax that i will pay. It is an expense incurred to go to my office in India which doesn't have a branch in Australia to join the ship. (MY JOB) ======== BB)Incase I do a course of in the Marine engine driver 3 from a private institute in Australia and will incur fees for giving my exams. Can i claim this back from the ATO. WRT the detailed accounting duties performed by my wife she has done the following: Full function management of accounts payable Be the Accounts Payable point of contact with key stakeholders Liaising with suppliers and perform reconciliations Maintain and develop relationships with existing suppliers Review and analyse current processes identifying key areas of improvement Other tasks as directed by the Finance Manager Experience in an Accounts Receivable role or similar Experience in using an ERP based Accounts Receivable system Experience in reconciliation of debtors accounts Responsible for accurate invoicing of monthly charges, Receipting and timely collection of outstanding debts from customers. Reduce the ageing of all debtor balances, escalation of significant issues to management, and detailed/accurate reporting.. Where do we stand chances of getting a job in Australia..
  18. Which accounting body did you use? My wife is an ACCA, although she is a dependent on my visa, I am concerned of her opportunities there. There are plenty of accountants there and the employers would prefer cpa affiliated. Hence i was thinking of getting her skills also assessed will it be helpful for getting a job?

Yes I have my IELTS results, we already have the PRs, Presently I aint in UK , I am away from home on an assignment and will reach home only around may-2016. That is when I will send my documents for skills assessment to the CPA. In the meanwhile I will call them tomorrow and find out as you have suggested. Thanks a tonne for all the help and concern. I was going through the requirement of Accountants as per the ANZSCO code to check if any states are sponsoring in order to get an idea where the prospects are greater, but it seems the ceiling is either reached or is very near to reaching. Looks like australian university has churned quite a few accountant and the remaining gaps have been filled by expats. Lets see where the turmoil takes us in Down under. :laugh:

Can you please share your research for short term rentals some websites or email ids, We are a couple in our mid 30s planning to take the plunge down under and have Victoria on our radar for our first stop of exploration. We are planning to move to victoria mainly Melbourne in july 2016 My wife has done ACCA and is an associate member at present, Kindly advise is she considered a registered accountant in Australia or does she have to do further studies to pursue her career in accounting and finance, do u think she has any scope here. She has totally 7 years of experence. In your opinion what would be better place to move with her educational background to seek employment.
