  4. Hi I am wondering if anyone can advise me. We are trying to sell our house and so far have had no luck. We want to get over to oz as soon as possible so we are now thinking of renting our uk home for a while before selling. We are trying to find information on both income tax (from rental) and capital gains tax (once we sell). We are not sure where to get the info from - can anyone advise us? Basically we we need to know A) if we will be liable to pay capital gains once we sell (we have a PR visa) and if so is the any exceptions to this (eg. Is there a time period where you are exempt etc). B) do we have to pay any income tax (either to the uk or australia) on the rental we collect? C) any other helpful advice/suggestions you have :-) thanks

  6. Thanks Rupert. Sorry to hear your house was trashed! Was it furnature or the actual house itself? We are thinking of doing it unfurnished as we thought it may be less to worry about/replace/fix. We we wouldn't buy a house straight away anyway as we don't know where we will be living or have jobs etc. plus it'd be nice to if ad a place we like the area. I worry if we sell wed end up buying quicker and then not necessarily in the 'right' place as we may rush into it. Thanks too gbye grey sky. I know we couldng get a mortgage straight away - just thinking ahead. As for returning if we don't get jobs - we both have a few other skills we could use if teaching isn't an option and don't necessarily have to stay in teaching. I am also not proud and will work anywhere to get an income to ensure my boys are ok so I think we could possibly stay anyway (perhaps with less of an income). Its helpful to to get your ideas. Think we won't rush into a decision but still thinking it could be an option. I think one of my worries is actually renting a family home - not sure how many people need to rent one and therefore we could end up with an empty house!
  7. We are currently trying to sell our UK house to start our new lives in oz. we plan to go as soon as it's sold. We are worried though it may not sell very quickly (houses where we are are not shifting well yet) so are considering if it would be worth while trying to rent it out instead. We only have a tiny mortgage on it so 75% of the rental would be ours which at first seemed great. can anyone who has or still does rent out their UK home tell me what the pros/cons are of doing it? Also things I may need to consider - eg income tax etc. It will have implications for example - we were going to use our equity to enable us to buy a property in oz so we would end up not having a deposit for one - are 100% mortgages available?! We were selling (despite only just doing an extension and ending up with our dream home!) so we had to 'give it a go' in oz more (if that makes sense). We feel that a clean break may be easier as all the time we still have a home here it'll be easier to just decide to move back if we have rough patches with homesickness or whatever. Renting it out (presuming we can get a tenant quickly) would enable us to get to oz quicker which seems better - we are teachers and have been advised if we get there before sept/oct we stand more chance of getting work. Any thoughts on this would be really useful - I am 50/50 as to persevere selling or just going ahead and renting it.
  8. Hi everyone. Hope the plans are all going well. I am starting to draft out my cv and remember reading about needing to use the 'australian style' cv. Does anyone know why this should look like/what information should be on it? If anyone has any info or perhaps an example of one I would be extremely grateful. Thanks. Kooky.

  10. Oh no Wen! So sorry to hear that. Will you need to buy a car/van over there? After many months debating we realised that we would have to buy a vehicle of some sort (eventually 2) and buying one was going to probably work out not much different as getting the van over plus all our holidays are now sorted having the van with us! One of the things that swayed us was looking at the cost of VW T4/5s in oz and to buy an equivalent one was going to cost anywhere between 45-60 dollars! In the end it seemed worth while to take it. I guess we are lucky though our funds to get us there are from our equity and we are ok. Hope things turn out different and you manage to keep her xxx

  12. Hi wen it is a VW T5. Worke out that if we count up it's worth plus shipping and firing air con we could only get an equivalent or less over there and we know (and love) our van, it had a new engine about 4 years ago, we know the stuff needing doing etc. whereas if we buy another over there we will be taking a gamble at how good the insides are. We are getting the air con fitted there as apparently they use different ones (more powerful I think).
  13. :laugh: I know we are a nightmare for not chucking out. That doesn't even include any kitchen appliances etc! It's pretty therapeutic though going through and getting rid. I am quite enjoying it
  14. No the camper is going roll on roll off. It's our belongings getting near to the 40ft mark! We will just have to reduce what we take I think, we are beginning to so just have to get a little more ruthless I think!

Thanks cal/debz we have been cleaning stuff today - power washing then jeyes fluid but some stuff still isn't looking spotless - how do you know how clean is clean if you know what I mean :rolleyes: We have some rubber mat things that we take camping and despite the power wash, scrub and jeyes fluid they still don't look perfect - will it matter? Not too worried about the tent we will be having it professionally cleaned so I think that should be ok. Any tips on cleaning stuff is greatly appreciated. Thanks everyone. Getting exciting now!!!
  16. Thanks cal, thanks marisawright. We are pretty much going off what you have said marisawright but as I had seen a formula on one of the threads thought it may give me a clearer picture. Not to worry. We have spent the past couple of days sorting, throwing, selling, and packing and seem to be getting it down a bit. It's just we had a couple of quotes and we are needing over 20ft (nearer to 40ft) and are hoping we can get it down to the 20ft mark - seems such a lot of money for a 40ft as we need to ship our camper and our dog too so it's going to cost us a fortune! We will get there I am sure just don't want to end up taking stuff we don't need!
  17. Thanks sammy - it's good to know the reality (scary too!). I think anyone in their right mind needs to have alternative plans on the job front to ensure they are not in a nightmare situation once there. I am planning to try to get supply initially but if I can't i am pretty happy to do most things, I used to be a hairdresser so worst case scenario I guess I could do some mobile hairdressing :rolleyes:
  18. great you can stay with an auntie for a while. You planning on staying in Adelaide or will you move to a different state once you are in oz? My my husband is a teacher too and so the competition for jobs will be in our household too, we have been on many interviews together in the past and he always gets it so it'll probably be the same in oz :rolleyes: Though he has been in leadership for quite some time now so we probably won't apply for the same posts anyway! What at is your partners specialism? I am am pretty nervous too about the lack of job situation but I am not proud and will work anywhere to be honest so if there is no teaching work around I will just look elsewhere :wink: We have kids so really can't afford to be without jobs for too long! That's my biggest worry - the kids being ok but I am pretty optimistic and know that we will work it out one way or another (worst case scenario is we can't get jobs, run out of our equity and have to head back home and maybe live with my mum for a while - but I recon it won't come to that!). I have spent the whole day today trying to sort out the house - not even finished in the kids play room let alone the rest of the house! Can't wait to get there but feels like we have so much to do before then! (Exciting though isn't it!?)
  19. Hey coolbreeze. Yes we are heading to Adelaide. Sounds up our street and I have a friend there (in flagstaff hill) who has kids a similar age to ours so we decided it would be as goo a place as any to go initially - at least the kids will have ready made friends to help them settle in! (Plus my friend has a pool so may as well take advantage :biggrin: ha ha). We don't have a set time to go - I am going to see out the school year (so end of July) but my husband has now come off work to sort the house/packing/paperwork etc and will go as soon as we sell and try to get a job/rental etc. we are hoping we can sell pretty quickly but just don't know in this market! We have to go before march next year (to validate visa) but I really don't want to be going then - ideally it'd be good to be going as soon as work is finished then I will still have a wage (albeit a part time one) for the first 6 weeks of living there so it'll make things a little easier! going to SA is a bit of a nightmare for teachers isn't it - because of not being able to apply for jobs until after the RAN course and the registration. That's why if we can get sold soon DH will go over first then hopefully one of us will at least have a supply wage (if we are lucky enough!) to support us (wouldn't be quite as scary if it were just me and DH but we have 2 little boys!). We do have a good amount of equity to support us but obviously the less of it we can spend the better the house situation will be. So why Adelaide? (You been there before?) do you know whereabouts you want to live? Have you you sorted accommodation etc or are you just going to arrive there and see what you can get? (Is it just you or do you have a partner/wife/kids?). July 7th will be here before you know it - how exciting!!!

Can I ask you though - I thought you couldn't even think of applying until you have registration (which in my understanding you can't get until you are there). Is this not the case - do you know something I don't? Please share if you do! :wink:
  21. I am pretty sure I read on here some sort of rough formula to work out if it worth shipping an item it can't seem to find it. Anyone advise me what/where it is? I know it involved multiplying the L, H, W then dividing (I think) by something to get the cubic foot, but then it also gave a rough idea of price per cubic foot too. Anyone seen it? :rolleyes:

  23. Does anyone have experience of shipping tents etc? We have a lovely canvas bell tent and would live to take it but I am unsure if it'll get through as it has been used - anyone taken one over before? Thanks.
