Most (if not all) agencies now use one of the 'credit check' companies and then offer rent guarantee to the landlords. It is these companies that insist on the terms the OP has described. The only way around this is to pay the 6 months upfront plus deposit which covers the period of most short assured tenancies. NWM

This is a common problem and one that I face every year. However there is an easy solution (certainly with emirates but I've been told most other airlines do this too) Just book the return flight with the return date as late as the computer will allow you to, then immediately call the airline with your booking reference and they will add a note to your file allowing you one free change of date (as long as it is still no more than 1yr from your departure date). However remember to change the return date prior to the one you give them originally otherwise they will argue you missed the flight as you didn't advise them. As i said, i do this every year and have never had a problem. NWM

Boldie, It seems to me that you would be best to speak to a migration agent first - most will give you an initial consultation free. There are a few on here who post regularly and personally I would suggest Alan Collett of 'Go Matilda' who was brilliant with our application. You may still decide to go it alone after chatting to him but he will certainly point you in the right direction. All the best NWM

Why would I pay BA or Qantas to look after for me for 20hrs of my life when they offer such poor service as compared to other airlines mentioned? BA isn't even British anymore and Qantas flights are generally Emirates provided these days anyway. At least the Asian and Arab airlines are investing in the UK and Australia, bringing much needed employment and also visitors/trade from their nations to help the tourist and other industries. If it wasn't for the asians and arabs buying planes and engines from british manufacturers we would have lost those industries years ago! NWM

As a letting agent, I would say that a tenant asking to do works is a relatively common occurrence. The level of works you have mentioned is not that big and if you put in writing what you have agreed the existing tenancy agreement should be enough to mean that you are protected. I would suggest you write back stating that you agree for them to do the works on the basis that there will be an inspection immediately the works they are suggesting are completed and that you reserve the right to say (on your agents recommendation if you cannot go yourself) whether you are happy or not with the standard of work/colours etc and get them to rectify them at their expense if not. This will be enough should things get nasty (which in my experience managing 1200 properties for 15yrs has only happened once). Personally I love these type of tenants - if they are prepared to do this level of work they are obviously planning on staying for the long- term!! NWM p.s. if you are really concerned then ask them to consider using contractors known to the agents

It doesn't cost anything to transfer Emirates air miles - i've done it regularly - it only cost's $25 per 1000 when you need to buy extra ones not to transfer existing ones. People used to sell them on ebay (they have stopped the practice now) but you can certainly book travel for a friend or upgrade someone and work something out between you financially or if you know them you can transfer up to 25,000 (I think that's still the limit) of them to someone else NWM
