Renting over the internet.

Hello all :)

 

I was wondering if anyone had any experience of renting over the internet. My husband and I will be coming out with two dogs and would like somewhere to stay as soon as we get there. I mean with Google earth you can literally walk the street and see the house. I know its not as ideal as seeing it and looking around but we would only be committing to a short term rent (6 months) and as long as we research the are we should be OK. Has any one got any thoughts or experiences they might be willing to share with me?

 

Im not sure if estate agents even let you do this but hopefully some do.

I'm not sure if you can do it. Even if you could, any house you look at that has 1 other applicant who is actually there, they would surely be seen as a better bet. The rental market is very competitive.

All that aside, its fraught with danger anyway. If the house was crap you would end up either hating your life or wasting a load of dosh.

Get a short term holiday rental whilst you look. More expensive I know but maybe more cost effective.

You will find that the agents will want you to be in Australia and available to view an property you are interested in. Most members use holiday accommodation or the first few weeks while they look at the house inspections and apply for property.

Cheers for this, do you know how long roughly it takes from arrival to get a property? We rented a house here in the UK and it took 8 weeks to move in!! I know its a different process but not really how long before or after to send the dogs over if you see what i mean?

There's no real answer to that Laura. If the property is vacant, and your application is accepted, it goes through fairly quickly. We moved into a property once after a few days. But, there are some houses that are advertised as being available in 4 weeks or 6 weeks and, as I mentioned, for all rentals, the market is quite competitive. There will be plenty of other viewers for nice places, it can get a bit cut throat. We don't have pets but I would imagine that complicates it even more, although there are that many dogs here, places have to be pet friendly.

Like I said, best thing if possible is to get a holiday rental for 4 weeks and get on the case straight away

Yeah the dog thing is a bit of a nightmare. Our game plan is to offer two months rent up front and 25% increase on the bond, but i guess we wont be the 1st ones with that idea either. Im going out as a nurse and have been offered a few jobs so i might try and be cheeky and ask for a couple of weeks paid holiday rental ha ha if not we dont mind staying in hostels then when the dogs come out of quarrantine we will move into holiday rental for 4 weeks which gives us 6 weeks to find somewhere. Itd be nice to be in a home for when i start work. x

Agents will not let a property unless you have seen it because of the risk of you breaking a lease by claiming the property was not as described. I managed to get an exception made because my fiancee (now my wife) was in Australia and was able to view and sign on my behalf.

 

Offering additional rent up front and additional bond may work some of the time but is actually unlawful in Victoria if the weekly rent is $350 or less. You can, of course, offer higher rates of rent than the advert states - just not pay it all up front.

 

And as others have said on other threads, you will struggle to get a tenancy unless you have a job or proof of income.

You Cannot rent over the Internet, we tried !

You need to be employed in Australia or with a provable income if your not employed.

you need to have your credentials checked and fill in the forms so its not possible.

You need to rent a Holiday home before you leave the UK and then hit the streets running when you get here !

Kate sorted me a rental through this very site !

Had that for 6 weeks, but found a house in 3 so its not all that bad, although the Holiday rental will be expensive.

We have two dogs and its not a problem, you may need to put extra bond down and or pay for proffessional cleaning when you leave. Its not impossible.

But she may be one in a thousand.

Thats because her brother viewed it I think. I know they won't usually let 3rd parties view but maybe because she was an Aussie and it was her brother swayed it.

Yes, but interesting that someone occasionally finds a crack in the rules. She's obviously one well organised and persistent lady! Or maybe Brisbane is slightly more flexible than other places?

Won't you have to have your dogs in quarantine when they first arrive? That would at least sort out the problem of what to do with them while you're in short term rental.

 

The good news... I've known people to be able to move in within 2-3 weeks of finding a place... the bad news... I've known people to have to look a long while before they find somewhere that will let them have pets. I'd suggest getting a list of possible rental places in the couple of days before you leave the UK and hit the ground running here, looking through them and offering what you need to, to get a place that will allow dogs. That way you might have moved in by the time you get your dogs back :)

You can look on Google maps and look at photos of the property, but the photos can be old and the property and area can change over time.

 

You also can't use your ears and nose over the internet! We saw so many houses which reeked of damp. They looked nice, but sometimes the smell of damp can't be hidden by three tins of air freshener! Busy roads nearby can be noisy too.

 

Book short term holiday accommodation for arrival, then get out to look at as many properties as possible. Don't just look at adverts to see if they take pets. Some who say no pets will actually take them if you ask, but best to be up front about it. Not saying it's easy with a pet, but they can be found.

Yeah my babies will be in quarrantine for 30days. I just have this image of me and them walking the streets with no where to live ha ha.

 

Our plan is to make a list and have viewings arranged for a few days after we arrive in OZ. My husband is pretty organised and I'm not afraid to ask and be cheeky so we make a pretty good team when it comes to this kind of stuff.

The real estate agents require you or a 3rd party to view the property. When we came from the UK I had a good friend look at houses for me in Sydney and that was enough for the agent. The house was great so no problems there.

 

We are now moving interstate and I enquired with relocation specialists regarding doing an unaccompanied housing search and it was expensive ranging from $1600 to $2200 and they don't like to do it and make you sign a disclaimer. The problem is people do it then find out they don't like the property and break lease which is costly.

 

I ended up flying down to Melbs for the day, a long day! And literally drove everywhere. Most of the properties were vacant so got accepted on Wednesday, yesterday signed lease paid all the monies and we drive down into our new house next Friday. I'm sire we could have been in earlier so as long you have got your refs and money sorted out it shouldn't be a problem.

 

I also have two dogs so know your worries, but the 30 day quarantine is a good time to sort things out, ready for them to come home and get settled.

Aw good this has made me stress a bit less now. As long as I know its do able and i can view and rent a house within a few weeks, in time for the dogs I am happy :)
