  3. We've just rented our house out in Dublin for €1450 per month... which is $1750 per month. But where are you? we'll be renting in Perth, which is more expensive that what your paying, average of $500 per week!!! It all depends where you live I guess!
  4. Thats it, I heard about a drug ring within Australia, and it was the airport workers, who marked your case for collection of drugs at the destination airport!

  6. PS. The school enrolements go within catchment areas like anywhere... I went to Esperance Primary School, there's Castletown Primary School (skip Nulsen Primary school)... and theres a fairly new Catholic primary & high School. The biggest high school is Esperance Senior High School.
  7. Rachyt, Albany is about 5 hours West of Esperance, Kalgoorlie is 4 hours North (driving). Clothes & eating out are expensive in Esperance, people usually shop in Kalgoorlie or stock up in Perth when there. There is a Country Target, which gets alot of business I reckon! A Woolies in the Boulevade Shopping Centre, and a Rockmans... Its defo a livable town. TAFE is a Technical and Further Education College. The weather is not as hot as Perth, as its on the Southern Coast it get a cool breeze most afternoons. Mostly nice summer days, not too hot. Rains alot in Winter though! Stacy
  8. Hi there rachyt! I can't not reply to your post, you see, Esperance is my home town. My ma, grandpop, brother & his family all still live there. It is such a pretty place. Small though... everyone knows everyone else. Its been 15 years since I lived there fulltime, but I love visitiing there. The beaches have been voted the best in Australia. There are four primary schools, and two high schools. Plus a TAFE centre. I think the place has grown since I lived there. The shopping isn't the best, not many options, but has everything you'll need. Its very outdoors lifestyle, beaches & sports. I absolutely loved growing up there, and I'm very proud of my little town. We'll be settling in Perth (2.5 weeks to go!), this mainly is because of work, and I'm really used to living in a city now, I love the anonymity that a city offers (when you feel like it). But I'll be in Esperance every school holidays, its time my kids got to know their gran! Its an approx 8 hour drive from Perth, so its pretty isolated. You either drive, or fly (costly) or bus (long & costly). If you have any questions (or need tyres) when you get there, let me know.... Stacy.
  9. We're leaving in three weeks too! We leave on the 6th October. I just can't believe we won't be here soon. Its still like a dream. I don't think I'll really think its true until we get there. I had my night away last night with my girlies, it was fantastic, we went to an activity centre and climbed walls & absailed down them & zip lined, then got completely inebriated & danced all night long. Lots of laughing, and I fort back tears when an unexpected gift was received. It was lovely. So this week we'll finish painting the house for our new tenants we found last week. Then we're having a farewell party on the weekend! eeek! Then I guess the remaining two weeks will be clearing out & giving things away, charity shop visits & packing? Very emotional, lots of staring into thin air dreaming, and remembering. I love my friends & family here, and wish they could all come with us. But looking into my future I see time spent with new friends, old friends and family I've deperately missed the last 12 years. Bring it on. I'm excited!
  10. Woohoo... sitting watching a really small 21" telly now, the kids gave the big one a hug this morning before school. Most of our beloved stuff has gone, we're left with the gear we don't much care for, and it feels wonderful. It went so smoothly. Nothing packed (that I'm aware of) that shouldn't have been, and everything taken that was listed on my door labels. I now have to get the house into a respectable state for photos for advertising our house for rent. Then enjoy the next 4.5 weeks. loads of drinks out, and dinners & fun.   12. Thanks so much for the tips. So I packed a suitcase today with all my own gear, hairdryer, makeup, shoes & clothes, it came to 22.9kg... there are four of us with 20kg limit each. I reckon the kids won't use much, and the hubby won't either, though he will have a suit & jeans etc... I'm so much more relaxed after doing that today. Thank you. I packed all the kids toys today too... they all fit, except a few minor bits... delighted. Two boxes of toys, done & dusted! I think I'm getting there. The packers are going to do all my kitchen etc. I just wanted to get the stuff I needed to shrink packed. Happy days, Thanks again. Stacy
  13. Hi guys, in 7 days I have my shippers coming! yay! I'm quite worried about it, I guess my biggest worry is stuff being left behind which I wanted to to take. After paying such a lot to ship our gear, I would be less than impressed if we had to pay any more towards getting our stuff over. I'm a very organised person, and am loosing sleep over this next step. To help me sleep at night I've put labels on the room doors stating the gear I want shipped from each room. I've put all my kitchen stuff in particular cupboards, so they don't get left behind. I really want to know how the day goes. So.. how did your packing day go? and do you have any handy tips for us? Thanks in advance!
  14. I've had many nights remembering something 'urgent' to add to the list, then worry I'll forget to add it in the morning... oh the sleepless nights!!! Making a list is always at the top of my list!
  15. Hi guys, Since we made our decision to head to Perth last November, all I've had to do was practice my list making skills. We'll my practice has paid off, and I'm well on my way to crossing things off the bloody thing on a daily basis, and does it feel great? Hell yeah! The shippers arrive in two weeks, the flights are booked for the 6th October, daughers 6th birthday party planned, our leaving do planned, accountant hired, Real estate people kinda sorted (if they only chose to be as organised as myself), and currently advertising the car for sale. I had the two kids out the front of the house today selling all the books off the shelf for a €1, they loved it, and kept them busy. They ran into me every time they made a sale. It was good fun for them. I also discovered vacuum storage bags!!! how wonderful are they? I sucked up a spare double douvet, and voump, it shrunk... does what it says on the packet... still amazed. So I went out and bought eight more from the shop today (only 1.50). I sucked up all the linen & towels then. I couldn't stop. The kids winter jackets were next. It was so much fun. Highly recommend them to everyone. I've got two book boxes packed. The kids toys are next, but I'll think I'll save packing those until they're both in school. The rest of the house is for the packers. I can't wait until they arrive. It will be so real then. The day I booked the flights I noticed my mood & feelings were all over the place, from high to low. So many mixed feelings flying around our house. The kids are excited so that is a weight off my mind. I've set our new bank accounts up in Perth, and just have to call into them to activate them on arrival, and I've sorted family & friends to stay with after we arrive. I think my aunty underestimated me slightly... with.... "you sound organised" organised? I'm the queen of organisation!!! :happy_face_cowboy_w I just have to book the hire car.. arhhhhhhhhhh... :arghh: Woohoo!
  16. Hi there, If I were asked to due the statement I would start from the beginning (to cover all bases). Do it how you like. My husband and I had to do a relationship statement each, and they were very different format. Mine was very pointed, he's was more of a story. They just want the facts. So begin simple & short about how you met, and how your relationship developed. Through to when, why & how the decision was made for you to try Australia without her & in detail why. She can put her feelings into it. Write just like you are talking to the CO. Once you start typing you'd be surprised how much you get down! Good luck!
  17. Hi there, we've decided to take it. We love our mattress, and its only 3 years old. By all accounts it may be 1cm longer than the australian mattress, but we've decided to risk it fitting into a frame... I report back when we're over there in a couple of months!
  18. Hi PBrady, When are you heading over, and when did you begin to look for a tenant? I'm not sure how to time it. I have plenty of time as we're not leaving until the 8th October, but it could be pointless starting too early? I'm really not sure. I'll have to scrub the house top to bottom before any photos are taken anyhow! I'm nervous renting our house out, I hope it all works out, and we get the perfect tenants. I'm hoping to get a few applications to choose from. I wonder if it will work out like that? Did get more than one intersted tenant? Stacy.

  20. Hi PBrady, We have found out through some forums, that being a Foriegn Landlord is not as easy as a local one. I guess it depends on how you do your rental, are you registering with the PRTB? if so then you'll need to pay 20% on the total rent received, and to make it more difficult it is to be paid by the tenant, so they deduct the 20% and pay you the remainder. If they do not pay this, then it is still your responsibility. So the only way to get around this, is to go through a estate agent, who will charge you, and also deduct the tax instead of the tenant. All the real estate fees can be deducted from the 20%. We paid €50 for a discussion with a local accountant. He says income returns should be submitted for ALL income including that made whilst in Australia. Over three years the tax reduces, and after three years you dont have to do a return at all. Its the same in Australia, when you do a tax return over there you have to declare your rental income in Ireland too. We've decided to pay someone to do all the work for us. We do plan on returning one day, and we could be hit hard! and after the first year we can deduct he's fees aswell! If you register with PRTB then you can claim back 75% of your mortgage interest too, you cant if you don't register. Loads to think about heh?
  21. Ok, we got some very intersting information yesterday from the accountant. Please bare in mind we are based in Rep. Ireland, but it might get you thinking. In Ireland even when you leave you should be submitting tax returns for three years. After three years you don't have to. If you ever return then the tax office has every right to tax you for income earnt in these years. So we thought we were in deep... sh... waters for a while. It looked like our returns had to include any income earnt in Australia PLUS income from the rent here in Ireland. This ended up looking like we'd have to pay about 53% of the rental income. You also have to submt tax returns in Australia, they have a tax agreement with Ireland. Then came the all important question... do I work?... no, so we're going to submit our tax returns seperately, and the rental income will be my only income. So only 20% tax.. phew... from this 20% we can deduct all real estate fee's & costs incurred for the rental property. So we can afford our mortgage repayments & tax & landlord fees... just, but we might get some money back each year. Thank god! Breath..

We contacted our bank a few months ago via e-mail, and they wrote back saying as it is the only home we own (family home), we can keep on our tracker mortgage, we were delighted. Its the tax that has me worried, but all will become clearer after our appointment with the accountant tomorrow. Gypsy10, you'll have to find out how they do things in your area, here in Dublin most houses are rented out furnished. Which suits me just fine, less shipping for us! and I get to refurnish my Perth home Ive had two Real Esate guys out, and I'm dreading have any more through. i got an e-mail back from one yesterday saying he was only available to come around midweek after 9pm... anytime after 8pm is MY time, not a bloody real estate fella's, the kids will be in bed asleep, what the feck is the point in coming around after 9pm. So thats turned me off him. I'm so easily put off them :biglaugh:. (especially considering I was a property Manager in oz for 6 years... 20 years ago... eeekkk!) I'll post back after tomorrow's news...
  23. Hi guys, We currently live about 40 minutes from the OH folks, across the other side of the city of Dublin. This suits, I think, all of us. We visit every Sunday, go for lunch stay for supper, bath the kids, put them in their pj's and drive them home to put them to bed. I love Sundays, I relax, and read, and everyone enjoys each others company. I've become so independent living away from my own family, the four of us are very close, and love our weekends when Dad doesn't work, and we can do & go where we like. I think I have always been independent, hence travelling the world, and then meeting my OH, and staying here! When we go back to Australia we'll be based 750km away from my family. But I'll still see them more than I do now. I'll visit them with the kids in the school holidays, and Mum will have a bedroom in our house for her visits to us. I'm very happy about where we're going, its a family adventure for us, I've never lived in Perth, so I'm very excited about it. We'll be ALL making a life change. I don't think I could live in my old country town again. I think I would find it very stressful, and have far too many expectations put on me. My mum is a widow, and is lonely, she still works (thank god) and that keeps her busy. But she is very needy, and I know I'd break her heart and let her down if I lived in the same town. She is so happy we're coming home, and is happy enough knowing I'm ONLY 8 hours away. We're going to move in with Mum, we all hope (including mum) that this will be no longer than 3 months. She'll be happy for us to be leaving her for big smoke by the end Big exciting changes ahead, but the 4 of us will be together, and we've decided this is obviously the most important thing!
  24. Thanks Jonny, I don't know if its the same, but down here we get charged 20% for being a foreign landlord, and its upto the tenants to pay, unless its going through an agent. The tenants are supposed to deduct the tax, pay the remainder to the landlord, then send the 20% to the tax department. I've been reading alot of tenants would avoid having an landlord who resides oversea's because of the tax payments. Which I completely understand.
