Empty Property Insurance

Not sure if this is the right forum so please move my post if its in the wrong spot

We are moving back to Adelaide in April with no sign of a buyer for our house

Thinking my house insurer wont cover for any damage break in etc if its empty longer than 30 days

Are there are companies who will cover for an empty house ?

I have brilliant neighbours who will have keys and keep an eye we live in a quiet cul de sac and the house does have an alarm I just want to be prepared for my old friend Justin Case !

After my father passed away his house was empty for quite a while before it was sold, and had furniture in it for some of that time. The insurance company required that someone check on it regularly. They suggested weekly but there was no absolute time period. If your neighbours are willing to do that for you, you should be ok. Check with the insurance company

I think there are only a few who insure empty property, with very strict requirements , gas, water etc to be turned off, sometimes they require letter box sealing up ( this was a requirement from one we had a quote off)

regular visits to be kept in a log book also the cover is very specific , all available on line.

Is that for the UK or Oz ? We plan to leave utilities on as our neighbors will come in and Vacumn dust around etc when we are not there Have organised for garden to be kept neat lawns cut etc Hoping the house sells but if not ev would need to leave gas electric and water on so the house crapp an be maintained

When we moved back to the UK from Belgium six years ago we bought our house ahead of the move and had to leave it empty for three months. At that time we insured it as an empty property, it cost about three hundred pounds and the gas and central heating only had to be turned off during the winter months which I think were defined as November to March. we had to arrange for someone to check on the property once a week. Trouble is I can't remember the firm we used. I do know we got the. Insurance through a broker, Swinitons. I wouldn't recommend them though because since then they have been totally useless.

 

I was interested because we want to go on an extended visit to Sydney and need longer cover. Incidentally our insurance covers up to sixty days, a lot of them do. Our insurer also insists on heating and gas off but only during the winter months.

 

ive had a look on google and there seem to be quite a few firms advertising empty house cover but to get a quote you have to give your address and departure dates!!! I don't think so!!! Will carry on looking and post anything useful on here.

Have you thought about renting your house out?

 

Or, getting your estate agent to give you some feedback on the decor so you can improve your chances of finding a buyer?

We might think about renting it if it doesn't sell within 12 months

Decoration wise it's all spot on as we only moved back 2 years ago and have renovated the whole house

We live in Sunderland and house sales are slower than down south so we just have to accept that and know it will sell its just when

To me it seems odd to turn central heating off in the winter what about burst pipes and damp if no heating on We had a friend who was in Oz in UK winter and pipes in her loft burst and flooded the whole house

Won't go to Swintons either we got a quote for imported car it was sky high and they said hubby couldn't be insured as he was turned 70 and at risk of having an accident Lol

They will make you drain down the system so there is no water in it and then turn off

Hi all

 

I've been checking into this house insurance lark (holiday in oz looming) and have found out that you can insure your house as an empty property for 3, 6, or 9 months with specialist insurance brokers, either just the buildings or the contents as well. There's a moneysupermarket feature online on just this topic (google temporary insurance) citing examples such as dead relatives, moving out for refurbishment, trying to sell etc etc. I contacted an online quotation service to ask for a ball park figure and was quoted approx. 200 pounds for three months. The guy then told me that you aren't allowed to insure twice, so if you were buying 'temporary' insurance of this kind, you would have to cancel your existing policy and then reinsure if you came back.

 

He advised me to ring my current insurers first, so now that I had a fall back plan, I did. We are insured with Lloyds bank. The girl on the information desk told me it would be fine to be away for up to three months, providing we had a visit once a week minimum and turned off everything we could. The policy would increase by just under 80 pounds (in total) for the remaining nine months of the policy, but if we let them know as soon as we were home, they would refund some of that. I was amazed by the response, so very helpful and just fine for us.

 

Hope this info is of some help.

 

PS she said it would be fine to leave the heating and the electric on but all windows and doors must be locked (obviously) and someone must visit the property at least once a week.

Thanks for that I am going to conatct my current insurer and see what they say if not I will go to Lloyds who I bank with and talk to them I intend to keep my Lloyds account open anyway

I have two neighbours who will check almost daily ,one whose Grandson is going to do the garden on a weekly basis so think I have that aspect covered We are taking all furniture except a bed so thinking buildings only need be covered
