  1. Am I right in thinking that buying into a strata building is the same as buying a share of freehold in the UK in a property with some shared areas? Is there anything similar to leasehold in Victoria where the length of the lease reduces year on year?
  2. Apologies if this has been answered before. I have a 651 visa which runs out in January 2023 and I am visiting Australia for a month in November 2022 so all good. However I now want to visit again in February 2023 for a month and I would like to book the flights asap. Do I apply for a new 651 now and if so will it be granted and cancel the existing visa or do I wait until the existing visa runs out in January and apply for the same again? If I do this are there likely to be any problems with applying for a second one so quickly after the current one expires? I am nervous about booking flights before having the visa. When I have applied before for a 651 it has always been granted immediately.
  3. Yes we might never get to receiving the 103 but it suited us as I’m still in my 50’s and not in a position to emigrate yet in any case so if we decide to swap to the 143 we can time our run to suit. It was coming down nicely before Covid and it just shows best laid plans and all that.
  4. We applied for the 103 in March 2015. In June 2016 we received an email to say we had passed the initial assessment and were given our queue date of 16-06-2016. It took about another month before we could enter that date in the queue calculator to see roughly how many were in front of us in the queue. I have noticed the queue calculator has been unavailable for a while due to ‘system maintenance’.

  7. Thanks palaceboy1. Our queue has gone down 7350 in 2 and a half years which is encouraging. Lots of drop outs or transfers I guess. Ashy B you can send the test email but don't put 'test' in the subject line as I think that doesn't work anymore. If you can get the auto reply there is a link to the queue date calculator for the 103 visa and you can put your own queue date in to see how many are in front of you. I keep a note periodically of the date I am checking and queue position to see how quickly or not it is moving. I try not to check too often......
  8. Thanks palace boy as always for keeping an eye on movement of the 103 queue. So three weeks since the last update/move and a slightly lower rate of progress this time. Let's hope it picks up the pace again soon.
  9. More likely to be shorter. I have been in the 103 queue for 2 and a half years and the queue has been going down by over 3000 a year. As well as visa grants people drop out , change their minds as circumstances change or move over to the 143 visa. I would guess you have about a 3 year wait but obviously it is not a precise science.
  10. Thanks palaceboy1. We have a queue date of 16-06-16 and I am always interested to analyse the rate of the queue going down so please keep it up. 290 in one month is reassuring. After watching for a while the average for our date is about 250 a month or looking at it another way 3000 a year which would give us a 10 year wait. I would like it to be less though!
  11. Hi palaceboy1. Our queue position has gone up by 240 since the last update. Do you know the date when the queue was last updated before this update by any chance? Just trying to constantly work the figures. I am finding your updates really helpful. Also do you know how often they update the queue? I try not to look for a few months at a time as it is disappointing to check when there has been no movement.

  13. Changes, especially retrospective ones, are a worry but we have to keep positive and hope for the best. It is all we can do really.
  14. We applied for the 103 early in 2015. It took about 15 months to be added to the queue and we have been in the queue just over two years. If the queue continues to go down at the current rate we will wait another 9 to 10 years so in total from lodgement about 13 years (no guarantee it will continue to go down at the current rate). So significantly longer than the people who were queued in 2010 who waited 8 years plus a few months to be queued before getting their visas finalised. This is because many more people have opted for the 103 by the time we applied than in 2009/10. People applying now for the 103 wait over 2 years to even get a queue date. It all depends on the number of people who apply for 143 or 103, the number of visas allocated each year and the number of drop outs which naturally increase the longer the wait. Personally I think 143's will still be a significantly shorter wait than a 103 if lodged on the same date it just doesn't feel like it! Immigration can manipulate it by changing the number of visas granted in each category so I doubt they will allow 103's to catch up with 143's as that would cause uproar and affect their income stream.

  16. Does anyone have any theories on why the volume of applicants rose so much in 2014-15 and continue to be so high ever since? I guess as there are applicants from all over the world issues in other countries might be the push factor. I think the 103 queue also rise significantly at about that time too. Do you know what the source of the figures is in the table? I do find statistics fascinating which might make me a bit weird ?
  17. I have been in the 103 queue for just over two years and the queue in front of me has gone down by an average of 3250 a year so Pat and Bill should hear before 2020. There seems to be a big drop out rate probably due to age and change of circumstances. As the 143 wait time lengthens I expect the drop out rate to also rise so both queues should be self limiting. I expect to have to wait about 11 years in total from queue date plus the 15 months it took to be assessed to join the queue. A long time but not the 30 years quoted although I haven't checked how long the queue is now for newly queued 103 applicants.

What I meant was if we ended up swapping to the 143 it will cost us the extra amount for paying the first vac twice on top of all the costs for the 143, which I am aware of, also however much it will have gone up then. Also we are not in a position to move for at least 8 years (on retirement, I am aged 55, no grandchildren and a daughter in the UK who has no desire to move to Australia). So this seems the most suitable visa strategy for us. The 103 queue has reduced by 6500 in two years so that is a massive drop out rate if the grants are only 1000 a year.
  19. I have just looked at my records and there were 37900 in front of me on 21-07-2016 just after I joined the 103 queue. There are now 31400 in front of me so a reduction of 6500 in two years. At that rate it would take 9.6 years for me to get to the top of the queue if they keep the number of visas issued constant and there is definately no guarantee of that!
  20. I am working on a grant of 1500 a year (although recognising that some visas go to the aged category). If there are 31400 in front of me that equates to 20/21 years to visa grant. However how many applicants would still be in a position to make the move after waiting that long so I believe the queue is self limiting. I am working on a 50% drop out rate which brings the queue back to about 10 years which fits in with my plans maybe with a 600 visa strategy (or whatever might be available then) to get us through to visa grant. If not, worst case scenario, we can move over to the 143 queue and get that visa at a date that suits us for the move but we would have to pay the first vac again. I have been tracking figures on and off since getting a queue date and there does seem to be a significant number of drop outs even with a queue of 7 to 8 years and the longer the queue the higher the rate of drop outs or switches to 143 in my view but who knows? It wouldn't surprise me if the rules change or they issue less than 1500 visas a year in future so we might not be successful but at the moment this seems to be the best way forward for us.
