  4. When I looked at this before, HMRC said that capital gains would not be charged if the property was sold within 3years of moving out. After 3years, CGT is chargeable.
  5. I think everyone would want a bigger deposit than 5K And suppose the property is bought by someone using a bank. You would need someone with say £20K in cash for the 10% deposit. How many people do you know who have £20K just sitting in the bank?
  6. Yeah. I only stumbled across this way of selling houses, after my uncle died last year and left behind property in Leeds. The property was worth less than the mortgage, so there was no other way of selling the property without losing money. But by doing it this way, I managed to sell it for a little bit more than the mortgage.
  7. Well, if they don't pay, it's the same as if a tenant didn't pay their rent, so they have to move out. And yes, I've got to do my own credit checks and be happy that they can get a mortgage in the future. And remember that you get a small £5000 deposit upfront, so they're committed to buy otherwise they lose that money.
  8. Remember that there is a general housing shortage in the UK, so there are a lot of people who do want to buy. But the problem is that they either don't have a hefty deposit that the banks now need, or they can't get a mortgage, perhaps because they're self-employed. So what I'm doing with my property in Birmingham, is I'm just asking for £5000 now and £882 per month to sell my property on instalment. So the buyer would pay me like they would pay a bank, until they can get a bank mortgage in a couple of years. It does mean I've still got cash tied up in the property, but there is enough money coming in every month to cover the mortgage, and no maintenance hassles cos we've already exchanged with the solicitors and they've bought the property. I'm leaving tomorrow morning for a recce trip to Melbourne, but I'm happy to answer any questions here or by PM.
  9. Hi All I'm going for a 2week recce to Melbourne next week, and I'm trying to figure out what SIM Card to get. I'm going to be receiving and making a few calls from/to the UK, and making a lot of more calls within Australia. So I guess some sort of prepaid service with a spare phone that I'm bringing would work out best. Telestial and Vodaphone have been mentioned, but I'm sure there are other choices as well.

  11. Keep it as the property market is fairly weak right now and the exchange rate isn't very good. Prices should be higher in the future, as the economy is just bottoming out now.
  12. Just remember that at some point in the future, you will have to apply for a PR visa as eventually the job will change or you will retire. Make sure you plan for that.

  15. Look at test centres elsewhere like in London. There's normally loads of dates available.
  16. I don't even think there is a question. How can you invest to make Australia your home, if you know that if you're company goes bankrupt, you've got 1month to find a new sponsor. Then you have to pack up and leave.

  19. I agree with most of this, but remember that Skillselect could mean a lot of people sitting on the 65point threshold, won't ever get invited to apply for a permanent residence visa. But those who are selected, will be processed in ultra-fast time.
  20. I think you're close enough to London that you'll be able to find a buyer in the summer. And remember that you'll usually achieve the best price through an estate agent, so it's normally better to wait for the right buyer to come along. The exception to this was a couple of years back, when the mortgage market froze up and none of the banks were lending. But this is certainly not the situation today.
  21. Just remember that a residential sale normally takes 3-4 months, and that you don't have to be in the UK for it to sell. Out of interest, where is the house?
