  1. Neil, It's not just the rental profit that is taxable the repayment portion of your mortgage is too. So for example, if you rent your house for £1000/month.. This is my take on it, you should seek advice of an accountant. monthly income from tenant: 1000 Monthly mortgage payment: 900 minus the interest portion: -300 600 Profit: 100 Taxable earnings 600+100: £700/month This is a really basic example as in reality you'll first deduct estate agents fees and other expenses ( gas checks, insurance etc.) You then work it out the tax year and convert to dollars using the average exchange rate for the period. If you share the mortgage with a partner then your taxable portion is halved. The uk's low interest rates do not help..   2. We got our 186 today! Hurrah! Excuse the lack of technical terms but this is Jon's wife doing the update ;-) Applied 29th July at Parramatta Granted 7th November Decision ready and done through an agent :biggrin: The waiting is pretty hard, good luck to those still waiting.

  4. We are in north west sydney and our electric bills are around $400 a quarter, food is around $200 a week. Admittedly we don't have a pool which saves on bills and we are careful with heating/air con but it is doable! We are on one wage and on a 457 so paying school fees for two kids too but have applied for pr so hoping it comes through before January! We don't go out loads, we do go to the movies now and then but there are cheaper ways of going looking out for special offers, not going opening weekend using our Entertainment book (bought for $65 from school and has many 00's of money off vouchers including cheaper movie tickets) and taking picnics when we go out for the day to the beach/parks etc. we ear out occasionally but with two small kids it's nothing fancy as yet but we can afford to treat ourselves now and then!

Firstly check out the Aussie rules to make sure you get the right seat for their age http://roadsafety.transport.nsw.gov.au/stayingsafe/children/childrestraints/index.html we got ours from babies r us which is next to our local toys r us but places like bigw sell them as well, there are also baby type paces like baby kingdom that might be worth a look they are more expensive here and unfortunately uk seats are not legal here

    <p><p>mention your young family etc. There are some great properties, be careful with pools they can be expensive to maintain - I opted for a house without a pool as the twins couldn't swim but some days when I get in from work when the weather is very hot I'd love to just throw myself in! Aircon is a must so ensure it is in working order! The houses are designed to lose heat so they can be a bit fresh in the winter (I'm sitting with a jumper on) they don't believe in double-glassing!</p></p>

    <p><p>My wife has met a few friends from the school scene, and luckily we knew a family who also moved over from our village back home! There's been a bit of a recruitment drive for us Europeans and I've made a few friends through work too. </p></p>

    <p><p>It's all very daunting when you move halfway across the world to then find a house in a good neighbourhood near a good school!</p></p>

    <p><p>I've been here since July 2011 and my wife and two 5 year old's moved over in September. I came over early to sort out a house and buy a car etc. near a good school. We lived in a village in Bedfordshire UK so just a wee bit different to Sydney! </p></p>

    <p><p>The rental market is pretty tough and very much geared around the landlord rather than tenants! Very different to back home where we had to virtually beg for someone to rent our UK house, over here you turn up for a viewing with 15 other couples and hope you impress the agency! Good tip when renting is to provide a great cover letter with any application, so if you are being shipped over by a company for your skills then say so, if you have a property back home it also helps develop your character.. continued</p></p>
