SHANO7 Posted May 12, 2012 Share Posted May 12, 2012 Hi Guys We accepted an offer on our house 9 weeks ago and still a date has not been set for exchange even though the chain is us and our buyer. We have just found out that the reason for the delay is that HSBC also instruct a solicitor from their own panel to oversee the transaction. " solicitors is enough but 3 !!!! Why Solicitors are up in arms about this as not only does it delay a transaction to complete it also is disrespectful to our solicitors as it is almost like there work is being markd by a teacher. I suggest when you get an offer for your house ask who the mortgage is with and either politely decline it or keep your house OTM until at least the survey is booked. We were not told at the begining that this was the case with 3 solicitors involved and would almost certainly have thought harder about accepting the offer. To be fair our buyer was not even aware that this would cause delays. Both us and our buyer have signed off our draft contracts and the enquiries have been raised and met. In a normal sale this would be a position to exchange. We have been told by our agent that as this has happened our sale is basically in a compterised queue awaiting a release letter from HSBC agreeing that contracts can be exchanged. We are disgusted by this and again if you want to make sure you have a quick sale think twice about accepting an offer from a buyer who has a mortgage with the HSBC.
