ExPat Mortgages

We are in the process of arranging an expat mortgage to enable to us to buy a property back in the UK in time for our return. The main reason for this is the security of already having a mortgage in place here and will give us breathing space until hubby finds work back home. We intend to change to a standard mortgage when we are up and running. Just wanted to let PIO members know they are available for investment or returnees or if anyone has experience of these they wanted to share. Thanks.

Hi Corina,

Can you please advise how you go about getting this type of mortgage? We haven't got a mortgage here as we didn't want to transfer all our money over with such a bad exchange rate. We are however thinking of moving back as we haven't really settled here, the worry has been whether we would find work and where we would live. It would be great to know we had somewhere to go back too. Any advice would be greatly appreciated. Thanks, SKW

Hi Corina - could you give us some more info on an expat mortgage? I've never heard of them but like SKW, our money is still in the UK because of the poor exchange rate.

 

Eammon is keen to buy something out here, so that our money is doing something, but I'm a bit apprehensive, because has you know, I'm finding it hard to settle and although I've agreed to give it two years, I'm a little scared of tying us down. One of my big worries though is if we do decide to go home and we haven't bought anything out here, if our money will have grown enough to enable us to get a property back in the UK

 

Any info you (or anyone else) can share would be really useful.

Hi SKW & Denise.

 

Our money is still in a bank account in the UK- there is no way we would change it to AUD as we would lose a fortune- also we now know that we will not settle here after only 4 months- thank goodness we didn't buy and feel trapped. The mortgage guy in the UK we are using has asked me not to just publish his details as yet until he completes his first expat mortgage- it's all done through the Halifax and there is no problem but he doesn't want a huge deluge of expats contacting him just yet. I will be more than happy to PM you his details though.

To give you an indication of what we have done/are doing.

 

We are looking at returning end Sept so we want as low payments as possible until we return as we are paying rent here-therefore we have opted for an interest only mortgage which we will change when hubby has found work. The expat rates are slightly higher than standard but still very low.

 

Expat mortgages are available whether you are returning or not and can prove your income and have a good credit rating in the UK etc.

 

Denise, it's not for me to say but if you have money in the UK and want it to work for you, I don't get why changing it to AUD to buy here would help-surely you would only lose? unless you see the house of your dreams and intend to stay. People have told me that if I bought here instead of renting I may settle easier- I wont-although that may be the case for some.

I can see what Eammon is saying in that our money isn't earning a great deal of interest sitting in the bank at home and so it won't be going up at the same rate as perhaps it would if we invested it into property, but I'm just so scared of tying us down although I know we could always sell.

Will do Denise- I understand you want your money to work for you as so do we but the xrate is diabolical at the moment-by changing it you'd lose anyway wouldn't you.

 

We went mad looking to buy when we frst arrived. we then saw a plot of land that was beautiful and we could have bought it very easily and built a lovely home, all of a sudden there was a big 'NO' in my head....that's not gone away. I thought that I wouldn't buy a house in the UK in a place I didn't want to live so why do it here.

 

Saying that I know lots of Brits do settle when they buy their own house so it's p to the individual. Will Pm you good luck with everything and no doubt we'll speak again xx

Thanks Corina - I'd be really grateful if you would pm me the details. That's what I keep thinking about the exchange rate - that we'll lose loads on it anyway, so would that might take away any profit (some of it at the very least) we might make if we buy a property over here. I'm not going to rush to do anything whilst the exchange rate stays as it is.

Hi Chloe it's based upon a number of factors- your UK credit rating being important. Your Oz earnings, deposit etc are what they look into-it's got nothing to do with having a job organised in the UK as it's for expats and not necessarily expats who are returning.

 

The thing it gives you is the opportunity to buy from over here and not have to wait until you get a job in the UK before you get a mortgage when you get home.

Thanks for any information it's really useful as I have been wanting to go home for ages but am trapped by circumstances right now. Securing a property for a future return would make life better (for me anyway!)

He was recommended through a friend- Certainly no fee for information. and his fees for the mortgage will be paid by the mortgage people- he is a normal mort advisor in the UK. There is another thread on here also about buying houses from Oz and there is a guy mentioned also.

Most of the time, British Expat living and working outside of the UK or a Foreign National looking for UK or Overseas property is finding it difficult to identify right mortgage for them. As an Expat Mortgage Specialist in United Kingdom, I can lend some tips for your specific needs.

Hi,

 

If you're returning to the UK the choice of UK lenders will increase, as should the LTV. Many mainstream UK lenders willinsist on being resident the UK for 6 months plus, but some will consider lending for immediate purchase on your return. If you need more information please let me know.
