  1. Hi Steven, Most lenders prefer at least 10% although there are always some that may go to 5%. Usually the lower the deposit and therefore LVR (loan to value ratio) means a higher interest rate. There is a government scheme that allows you to have a minimum 5% deposit and they act as the guarantor for the 15%, there are obviously conditions involved. It's a challenge to be able to purchase from day 1 as lenders need to see you can service the loan which means having a job for a minimum of 3 months, usually 6. You can certainly use a smaller deposit but anything under 20% would mean you would pay lenders mortgage insurance (LMI) on top of the purchase price and other fees. A realistic timeline to purchase is probably around 6-12 months based on the following: - Most lenders require a minimum of 6 months pay slips, although a few will accept 3 months. - Time taken to find and settle on a property (Usually 30-120 days) Anyway, I hope that helps a little.   3. Hi Genene, Thank you for posting this question. In regard to the equity, no you wouldn't be able to use this, you'd have to sell the property and use the funds. In terms of the rental income, yes, there are lenders that will accept overseas (certain countries) rental income for servicing. It can be 80% of the total income minus currency adjustments (different lenders will have different %). You'd need to have it showing on your Australian tax return though.   8. Hi im a member of albert park soccer club. We're currently looking for players for next season, starting around the end of March. We play in state league 5 which is the lowest league on a saturday so the standard isn't massive but very competitive. We have a first and reserve team and are starting junior teams as of this season. i am reserve team manager this season so if you fancy joining us or just want to come to training to see how it is, feel free to message me on here. We train twice a week on Tuesdays and Thursdays. We're in a bit of a rebuilding phase so are encouraging a more social feel to the club and are planning a few events throughout the year to make new friends and socialise. cheers tom

  10. Hi i applied for my 189 skilled independent visa around 3 weeks ago. I'm currently in oz on a WHV. I just wanted to know if anyone else has applied onshore? And to speed up the process what I can do? Is it worth doing a police check etc before being assigned a case officer? any help would be greatly appreciated! Thanks tom
  11. I submitted an EOI and two and a half weeks later received an invitation (Monday!) I had 60 points.

Hi i have received an invitation to apply for the 189 today i have a few few questions I hope someone can answer. 1: once you start applying, do you have to pay the fee straight away? 2: with regards to medicals and police check, do you need these completed in within the 60 day period? 3: what's involved in the medical? I'm applying in Australia and have already had the chest x-Ray. Thanks in advance tom

  14. Hello so I want to apply for my 189 skilled independent visa soon. Obviously I need to do an EOI. Does anyone know how long an invitation to apply takes after an EOI? I'm a carpenter, will have 60points only, not sure if that matters. thanks tom
  15. Yes the 189. My overall was 8 but my scores were 9,7,7,8.5. I'm wondering wether I'll get 20 points or 10? Thanks for the replies

  19. I'm currently looking into the skilled independent visa. I can't find on the immi website any info on the conditions of the visa when granted. basically what I want to know is, do you have to stay in oz for a certain time period after the visa is granted? And if you do how long after not being in oz would it become invalid? just general questions, if anyone can help me that would be great thanks tom

  21. Hi thanks for the PM. We havent got anything concrete yet. i have just seen a job on gumtree and emailed a guy about strawberry picking. We would like to stay as close as possible (obviously still in the regional postcode) to the city, as we have friends living here. We're looking for three months work, to extend our visa. we plan on staying in melbourne for the majority of the time we're here. we arrive on the 30th october, looking to start asap. we plan on buying a car also so should be ok to get around. Any insider info would be greatly recieved!
  22. myself and my girlfriend are over on a whv in october and have potential work in wandin north for 3 months. we plan on moving back towards the city after. i was just looking for some advice from anyone who knows of accomodation (cheap ish) around this area or bayswater area? thanks in advance tom
  23. me and my girlfriend are heading out in october. we booked our flights in june and recently got our visa approved. as already stated the only way you might have a hiccup is if you dont have the funds if questioned at immigration. its not worth the risk, having been to oz twice before i know what they are like when you arrive!!
