Pet Friendly furnished accommodation?

Hi everyone. Been a long time! Hope you are all well!

 

We just wanted to put something out there to all prospective migrants...

 

Wife and I are considering renting out a property for those migrating who are in need of furnished accommodation which is PET FRIENDLY.

As migrants ourselves, we struggled to find anywhere when we first migrated that had everything we needed when we arrived (as all our things were in transit) and allowed dogs.

Things like ironing boards, kids cot, cutlery, pots, pans, iron, kettle and toaster etc. were all things we needed and had to buy when we arrived.

 

We figured by having a place that was a short to mid-term lease that had all essentials, with bills included, Internet etc. plus allowed pets would take a lot of stress off people who are making the move.

 

 

Just wanted to know people's thoughts and whether this would be something in demand?

I think the issue you may find a stumbling block is insurance. It is what makes landlords prefer to rent unfurnished rather than furnished anyway, and add in the added damage risks of pets, you may find premiums mean you will have to put your prices up quite high to cover them.

 

Personally I think kids cause more damage than pets in a lot of cases, but I'm not a risk assessor......

I did furnished accommodation for a few years and there are pro's and con's. Most people book for their first 3 or 4 weeks, not many actually have pets arrive in this time span so being pet friendly wasn't a massive 'winner', if you know what i mean.

 

You also need to look carefully into your local council laws, for example ,some councils state its illegal to sub let a rental property or rent a property already on your land (i.e- a granny flat).

That's a good point cal... It would be our own place which we would no longer be using.

We were thinking along the lines of 6 monthly rentals- by which time the pets would arrive and then people could start looking for something longer term?

just an idea at this stage though.

6 months is a long time in a furnished rental, especially with bills included, just watch you dont short change yourself. New arrivals aren't in the mind set, of turning lights off when not in use, having the air con on a lot with windows, doors open etc, you could end up with some big electric and water bills (if your water is metered).

 

Have you thought of short lets to aussie dog owners? i had quite a few people stay en route to dog shows or attending one of the bigger dog shows about 35 mins from where the houses were, don't limit yourself to migrants.

Hi Bungeeman

 

Where is your house? we are relocating from Adelaide to the sunshine coast and need a short term furnished rental for a few months until we find a house to buy (we have 2 cats).

(if anyone knows of any furnished rentals in the sunshine coast we'd love to here from you)
