Renting - what additional costs?

Hi,

 

Previously when we rented in Sydney we just paid the rent and the landlord paid the council rates, water rates, strata fees etc.

 

Is this still the case when we rent a house in Sydney - does the rent effectively include council and water rates? Is there anything on top of the rent figure, other than electric, gas, phone, broadband etc. we should add to the cost of renting?

Thank you for your speedy reply! Last time we didn't pay water but we were in an apartment, so good to know need to add water to the cost of the rent too. :-)

Water rates the landlord pays, water usage the tenant, yes apartments would be different and probably included. Our water usage isn't a lot, we have a 5 bed house and pool and we pay $36 per quarter

Wow!! I thought it would be way more expensive than that...thats good to know..

It may be different in other states, our gas is cheap here as well at around $120 - $150 per quarter.

Water is dependent on whether the house is assessed as water efficient and if there's an independent meter (some unit blocks have bulk meters, tenants can't be charged that being the case).

 

If you are to pay water it will be specified in the contract, often landlord pays normal usage and tenant pays excess, though it's becoming increasingly normal to pay all usage.

 

My last tenants were running up $700 water bills each quarter - using a kilolitre each day, god knows on what, wasn't watering the yard that's for sure.
