12 month lease up..what now?

We've been renting a house in Perth for a year now, our lease ended on the 10th of February. We got word 3 months ago that the property had been taken over by a new real estate company and everything was going great. We got a letter in December from them asking us if we wanted to renew the lease for 6 or 12 months and we handed it back into their office stating we wanted it for 6 months. The new company done a rent inspection on the 5th of February, however the person who done it was only a temp employee.

Then yesterday we got a call from our new property manager who had the house owner beside her in the office and we were told that she was concerened that a few plants out the back had died and she wanted more photos, even though the temp property manager took photos on the 5th of Feb.

We rang the estate agent this morning and asked what is happening as we would like to know were we stand and if we should start looking for another house. She told us that we were being put on a 3 week notice period, were they have to give us 3 weeks notice to vacate and visa versa. Also they are doing another rent inspection next week. (House and the outside areas are always spotless as the missus is a clean freak)

I would like to know if this whole thing is normal in WA and has anyone else any knowledge of renting in WA.

Did you ever receive confirmation that they had extended for 6 months? What reason are they giving you for serving the notice?

In Perth I don't think 3 weeks is long enough and it may be that you have to claim squatters rights if you can't find anything.

Hey, thanks for the advice.

We never recieved anything from them apart from a letter and a form to fillin if we wanted it for 6 or 12 months. We ticked the box for 6 months and hand delievered it to their offices.

We just got a call from the PM in charge of our house saying the owner of the house was concerned that plants were dying around the house. We checked old photos we took of the house/garden when we moved in and we only noticed 3 grass plants that have died out of about 30 in total.

This is the only complaint we ever had as the house very clean etc.

We're just confused why they are not giving us a lease for 6 months, unless the owner is planning on selling it maybe?

Get in contact with the RTA, Residency Tenancy Association. They give free advice and tell you your rights as tenants. There is a lot of information on there also. Good luck!
