    Do you know if I have to change to a buy to let mortgage and if you do can you do it with no equity in the property?

    This flat is going to be the death of me and is the major thing holding me back from being able to get over there!! Argh!!

     

    In your case (I'm assuming); you got the residential mortgage in good faith, not intending to let the property. As such, you are obligated to let the lender know that you are not going to be resident there -- but this does not ​necessarily mean they will require you to change your mortgage in any way. They may be happy to allow you to keep all of your current terms. O

     

    The problem is that from a lenders point of view, the risk is higher if you are not going to be paying the mortgage directly as the residential mortgage was agreed with your particular wages/circumstances in mind. A tenant, on the other hand, could be shady; miss payments, dodge rent etc etc. This could mean to you not getting your rental income - which in turn means the lender won't get the mortgage payment.

     

    Bottom line: if you don't tell your lender of the change in circumstances and if the lender were ever to find out, they could withdraw any bonus rates you receive and/or alter the terms of your mortgage as it's tantamount to mortgage fraud.

     

    Be careful; read over your mortgage terms to check what is says in relation to letting. You will almost certainly be required to tell them. Now, all this said -- many people will do it anyways :)

    EDIT: I should add, so I'm not scaring the bejesus out of you -- I know loads of people who do nothing at all when they start letting a property (albeit, none of them ever planned to from the outset). Now I'm also fairly sure none of them are even aware that they were meant to notify the mortgage lender. Similarly, none of them have ever had a problem with it. I'm not advocating or incriminating; just putting it all out there :)

  2. I believe my sister, when she did (and still does) exactly this, simply engaged a letting agency to look after her affairs whilst she's in Australia. She pays a fee to the agency who then try to ensure the property is not left vacant, and also facilitate the payment of the rent to her so that the mortgage is covered each month.

     

    Quite successfully, I should say, as it's not been vacant yet for 3.5yrs.

  3. You should investigate the MoneyCorp and NAB forums on here. MoneyCorp help you transfer money and have facilities to do this regularly and target certain exchange rates etc. Very painless and simple. NAB and MoneyCorp accounts were free to open.

  4. ACS skills assessments are not that simple any more. This issue as to when you are considered “skilled” and whether they will require 1, 2, 4, 5 or 6 years of experience will depend on a number of factors. The main factor being the qualification; where it was undertaken, the level, the major and whether it is considered closely related to the nominated occupation.

     

    As with many Migration related issues, there is no one size fits all approach.

     

    Totally agree with this point. I have no idea how they came up with the value that they set for my 'met' date; but it wasn't anything I found obvious or I could have pre-calculated.

     

    As such, I instead chose to rely on IELTS points rather than work experience, as I found it too risky to claim them (in my case, at least).

  5. I would agree a lot with what LR has said Peter. Scarborough might suit you just fine, lot's of smaller apartments round there, great beach, pubs clubs close by, fairly easy to get into Perth. Not close to the train though. A lot of money being spent around that area.

     

    Bonus is it has one of the best kebab shops around at Peter's by the sea. Me and the wife thought we would try the new Matisse Beach bar (or so they call it, it's not really that close to the beach). It's horrendously expensive and trying too hard to be trendy. They play pretty crap music too loud. We had one drink in there and thought we would try one of the other bars, which are about half the price of Matisse and have a lot more atmosphere as more people go in them. We ended up in Peters having a Kebab and beer is about $5 a bottle.:laugh:

     

     

    My eldest son is 25 and his favourite pub is Botanica's on Scarborough Beach Road. He's been going there since it opened and has a lot of people who he knows go there, so that's probably the attraction. Another place that he goes to a lot and seems lively is Mount Lawley. There are loads of places to choose from and don't discount living in Perth somewhere. There are loads of good apartments in nice places in Perth and it's not like a big dirty City. The river running through it is pretty spectacular and you could walk to lots of places where you would have a good time.

  6. Hi Peter,

     

    An awful lot of Perth is awfully suburb and IMHO pretty awful, as you are single and look pretty young if that's you in your profile pic I would be looking to the few areas that had a bit of life - Northbridge, West Perth, Scarborough, Fremantle, Subiaco...these will all come at a premium so you will need to lower your accommodation expectations. Or if that really will stretch the budget look at the Transperth maps for places a stop or two along the trainline from there.

     

    Your sister can surely recommend places though? Scarborough might be a good choice as you will be reasonably close - probably a nice bike ride along the costal path away :)

     

    Not that Scarborough is cheap but there are plenty of units and apartments more suitable for a single person than the ubiquitous 4x2 in most suburbs. You should be able to get a 1 bed place around $350 a week. Now in the outer suburbs you could almost get a 4x2 for that but it's all about the lifestyle you want.

     

    (it is me in the pic).. well, my sis is in her early 30s and as I say, lives in North Beach, but had previously been in Subiaco. She loves Perth and since she's already there it was my first choice of destination; but as she is with her husband and new-born the dynamic is a little different for her than me.

     

    I'm not sure exactly how much I will be working off of once I start a job but thank you for the suggestions. In my flat here in Scotland I pay say $1000AUD for a 1-bed flat where I am just now (rent only, bills on top of that). So it seems like it's fairly similarly priced.

    I recently got my 189, and am currently saving away to move over April next year. My sis stays out in Perth at North Beach and am wondering if anyone can recommend some locations in Perth? I don't think I will be able to live where she's at, given the prices, at least not for a while :)

     

    I'm single, will be moving over myself and am used to living in the city centre. I understand transport links are great in the city so I'm all for a cheaper alternative location nearby.

     

    I'm presuming that the work I will get will likely be office and therefore probably city-bound travel will be a big thing.

     

    Additionally; has anyone done this solo as well?! Any tips?

  8. Just noticed that our 'Organise health' links have disappeared and it says health requirement has been finalized for this applicant. Our panel doctor assured us that the reports were all ok and gave us an A grading.

    Does anyone know if 'finalized' after getting an A means we have passed our medicals for good or if the CO could be reassessing our health again?

     

    Just worried because we ticked yes for diabetes for my husband. But his numbers are so well under control they are as low as a non-diabetic.

     

    My medicals link finally changed to something like: you are not required to submit medical reports for this subclass of visa based on something-or-other. At that point, I knew that no further medical data was required (just a plain medical for me).

    does anyone know if the points for this visa have gone back to 60 instead of 65?! I read that they had but not sure if old info?!

    Also, what different bits of info do I need to send with the main application as I seem to b sending a lot with the EOI.

    And finally, does anyone know if work experience as a midwife could also incorporate nursing work experience? I am asking as there was a time when I reduced my midwifery hours but did xtra nursing shifts; would this b considered as a closely related profession?

    I just got my visa granted and it was 60 for a 189. You don't 'send' any documents with the EOI. You're just claiming points on that. The full visa app itself requires you to attach documents supporting your points claims.

  10. Due to the colonial history of Australia, I'd imagine their laws are likely to easily recognise a will drafted in the UK. But to avoid complication I would imagine one would just create a new will to ensure no problems (assuming you are now permanently living in Australia). I believe certain states in Oz also have the concept of an "international will", for residents who have assets overseas as well as in Australia.

    what do you mean by no conditions? Do you not have a date of entry?

     

    They put on your grant whether it is conditional of you doing anything in particular -- mines had nothing (I'm not sure it's common to have conditions though?). I'm planning April 2015; give me time to sell stuff in the flat etc.

    • a medical examination
    • a chest x-ray and (if aged 11 years or older or considered appropriate on clinical grounds)
    • an HIV test (if aged 15 years or older or considered appropriate on clinical grounds).

     

     

     

    This suggest your children will not be blood tested; unless they have blood-related medical complications and/or have had transfusions recently. For my own medical there was a urine, blood and eye test. Plus the X-Ray and general medical questions about recent illnesses or medication.

  13. We're lodging tomorrow (14th) - we are just waiting for a couple of things to be 'notarised/certified' (if notarised is actually a word)

     

    I wanted to ask - when you submit your visa application, what happens next? do you start uploading proof and docs immediately, or do you wait to be asked? NB - we are doing this ourselves. Any info much appeciated.

    I am guessing when you lodge, you pay the bill - then I am guessing you start uploading documents?

     

    We have everything we need re: nursing. Skills Assement LOD (Anmac), License to work LOD (Ahpra) all the proof, plus police checks done. I guess we wait til after lodging to arrange medicals. Any info much appreciated

     

    When you submit your visa app, you can then immediately start attaching documents under the relevant headings. There will be a link on the screen about arranging your medicals.

Re: your husband -- ACS will tell you how many years of experience they will recognise, and I'd wager it will be quite a lot: but you'd have to consider whether the total points he could get will be sufficient vs. applying via someone with formal qualifications before​ asking them. Since they will charge you of course for the assessment.

     

    EDIT: The other spanner in the works is that unless it has been 20yrs with the same employer, he'd have to get references from each previous employer where he was doing related work. You can use statutory declarations, I believe, but again this is something to consider.
