Georgie
Not sure if in the right forum but wondered if anyone has had a kit home biult on their own land. The prices seem great but obviously they exclude the building price and the excavation etc so if anyone has any experience can they tell me about it and whjat costs would be involved. Dont know how much a builder would charge I have seen houses for around $125k which is lovely but how much more would you pay after this plus your land?? Cheers
Petals
We looked at lots of kit homes before we built our house as owner builders. I was at work one day and one of my clients came a builder, I told him we were thinking of getting a kit home, he said why, have your own kit built. So we had plans drawn up and got our own permits oh took three months long service leave and built the house, got the most wonderful slab and my husband made the frames but he did not have to you just take the plans to the timber supplier and they design the trusses and wall framing and deliver them to your site. I guess you are not looking at doing it yourself but getting a builder to build a kit and this may not be cheaper. It would be just like getting a spec home built by one of the builders I think. Have a look at the web sites Welcome to byohouse.com.au the ultimate web site for owner builder and DIYers. Home Renovation & Building Contractors, House & Garden Design Resource, Australia & New Zealand there are forums on these sites which may assist.
Georgie
Thank you It is much as i suspected that the price goes up dramatically if you dont build it yourself. All in all i really would like to get something built thats not going to take over 6 months to do and get my own design. Just off to look at that info you gave me cheers
Guest The Pom Queen
I recently took a PIO member and her family who stayed in our property around looking at various kit home companies the consensus seemed to be that if you were not going to put them together yourself it works out no cheaper than going for one of the house and land packages, especially as some of these are now starting as low as $199k. Also with the kit homes the price did not include the floors in the house it was just really the outside frame. I think most people who live outside of Melbourne Metro probably use them because some builders refuse to go outside of the metro area, I may be wrong but this seemed to be what they were saying. Georgie
Yes i think it is cheaper to get a house and land package but why do they all have to be so modern. Isnt there some biulders that will do a version of an older style house? Looked up a few on the internet and they are specialist companies that build old Queenslanders for example but dont seem to offer land and house packages and you have to buy your own land therefor working out to be more money in the end. So if anyone knows of where i should be looking can you let me know as i am hopeless at the old google thing:err: But i think now that i have looked a bit more into it that i will stay clear of the kit homes and leave it to the proffessionals!!!
