Don't know if right place, but the ones who will be going next year when visas are granted, when do you put your house up for sale, it is racking my brain when do we do it, don't want to go on to early as we would have to move into rented property before we go, I would like to sell close to when we go so we can just move cube things we are taking and then stay in hotel for a days then fly out , all sounds simple but is it lol

Depends where you live and how easy your house is to sell and whether you need the property equity to get you started over there (we don't thankfully). Put ours on the market at end of Feb and accepted an offer mid-March. There have been issues at the start of the chain which has held up exchange of contracts but we are promised it will happen this week and that our hoped-for completion date of 10 July will be achieved. We are moving out next Thursday regardless as packers etc all booked.

if all goes to plan we will have been lucky though.

Thanks for for quick reply, we will have savings ,but would like the house money to cover anything else we run into over there, visa should come 10mths from now, so will put house up after Xmas and hopefully sell, as it is a biggest house down our street and nice size garden and off street parking so fingers crossed, headache over with visa, now the move headache will commence lol

We did it early and always planned on going into rental. We live in the south east where property sales generally go through quickly. Our house sale fell through 4 times and took over a year. On the positive side we made 10% more than we were originally selling for. Leaving it late is a bit dangerous regardless of where you are in the country imo.

We put our house on the market and sold within a week. No chain so it all went along fairly smoothly but there are always going to be some bumps along the way which you can never account for at the beginning of the process. We are now in rented - visa should be here within the next couple of weeks then we can hand in our notice on the house, pack up and go. Fingers crossed it will all work out ok

Well we fly out on 25th August. We put the house on the market last monday, it sold on the tuesday! the buyers are happy to work to our timescales and looking to complete the day we fly.

Wish you luck with that! You are braver than me! we had buyers that were happy to work to our timescales. Unfortunately they changed their minds!

Ideally we would like the house sold before we vacate next week but if it did fall through for any reason we would just have to leave everything in the hands of the Estate Agent and our Solicitor and keep in contact from Oz so no real risk. We don't actually need to be here for the sale and we have savings to tide us over. Probably going to rent for 6 months over there so may even leave the money in UK and monitor exchange rate.
