My husband and I are based in Jersey at the moment but in the process of applying for my spouse visa (he's an aussie)... we are looking at buying a piece of land in NSW and have a couple of questions.. When do you pay stamp duty ? On the settlement date or before ? As we are only buying land (we'll build a house once we get to oz), I assume we can't apply for first time buyers until we build ... is that right ?
