Everything can be done by phone / email so need for face-to-face visit. My understanding is there is a fee structure table depending on your property value. All of them will do it for less than the recommended price, or if they won't you will easily find one who will. Alternatively the selling agent or your mortgage broker (if you are using one) will recommend one to you - not sure if they get a backhander for doing so though!
