  1. The people presently in australia are facing unemployment issues. ..

    Migrants on 189 visas are being shot down on the pretext of "aussie experience "

    Strength in the laws is only going to give employers an excuse for not hiring. ....

    Instead stop taking new applications under any sol from 2017...

    It will at least help reshuffle the workforce. ...

    Even after having PRs and when one visits the centre link they blatantly say u have been granted a visa based on your skills. ..

    So u can find a job here! !!

    But didn't the government know that employers are looking for aussie experience... and how do we get that without being employed in oz???

  2. Tom Elliot on the drive program at 3AW thinks this might be a good idea until better infrastructure is built. I think he has a point. The place is getting ridiculously overcrowded.

    This is only possible if border security stops issuing ANY type of migrant visas to anyone for a period of time. .. automatically people will start moving out of Melbourne because growth is not going to stop. .. Other states will have a lack and may offer relocation prospects as people retire or opt out. .. in this way it would reshuffle the present job scene and slowly a void will form...

    There by creating need for more migrants. ..

    The void may also not form as the existing migrant families increase and start working, aussie may get self sufficient .. until some smarty develops option for living and colonising in central australia.

     

    Having said all this from our perspective we did not think of the revenue. ..

    If migration stops so does revenue. ..

    In order for this to take place there has to be enough revenue in tourism or entrepreneurs visa so that it can Match the present revenue coming in...

     

    A similar move to what the GULF DOES. ..

    GULF says come work and open ur business in our country and we won't charge you tax nor will we give you citizenship..

     

    But aussie laws want everyone to pay tax so again here we are back to square 1...

    This won't be possible until policies Change.

  3. Victoria is not on th state sponsorship any way....

    But due to the developments in melbourne most 189 prefer coming here. ..

    Also due to the good unis here there are more students flocked every year who finally become permanent residents....

    For them to stop over population they first have to stop students. .. and that ain't happening. . As the unis revenue will deplete loans won't be paid and that will bring the economy more down...

    Having said that the property prices will also drop if students stop coming as the rentals will stop. .

     

    So I don't see it happening. .

    I have recently joined this forum.

     

     

    I have applied for australian PR visa 189 in feb 2016(still waiting for grant)

    I did my medical and PCC in Jan 2016(which will expire in Jan 2017).

     

     

    I will be joining ship in november 2016, on 4 months contract(sign off in march 2017)

     

     

    If i get a grant when i am onboard a ship,

    Will it be possible to request for extension to IED(initial entry date)..?(which generally coincides with medical/PCC)

    Please help me with a solution to this.

     

     

     

     

    I am just praying for a grant before i join ship.

    I also received the grant letter when I was sailing but I then extended my contract and then signed off stayed at home for 1 month and then came here in july

    If you are talking of the visa grant it won't be an issue. . U have 6 months from the day they issue the letter until u first enter Australia

  7. I've always had compliments on my CV and that's not quite how I do it.

     

    A big YES to tailoring, BUT I never tailor my CV. I write a cover letter and that's what I tailor. It starts with "I wish to apply for the position of ..." and then continues with "I feel my skills and experience are ideally suited to the position as follows". Then I list the criteria from the job ad or position description, and for each one I explain why I fulfil that criteria.

     

    If I were relocating then I'd add that on.

  8. I assume you are internet savvy? All you need to do is Google First Home Owners Grant Victoria and you will discover that they are.

     

     

     

    Eligibility criteria for the FHOG specify that it has to be the first home, not only for the applicant, but also for the applicant's spouse or partner ... so your scheme of not having your wife on the title of a home purchased by you so that she could later apply for the FHOG would make her ineligible for the grant.

     

    AFAIK there is not an income limit - but you would need to check that - but I believe there is an upper price limit for the cost of the residence ($750,000 in Victoria?)

    Thanks a lot for the continuous persistence in the matter. .. and answering my questions... I am aware of the upper limit. .. I am still researching will it be better (in terms of economy value appreciation and satisfaction ) to build or to purchase a pre built home and amend it to our needs...

     

    As you are aware when we just start from nowhere all sorts of ideas come into ones head. So let's see how it goes. ..

  9. We built nearly 3 years ago through a builder and it seemed stressful at the time but looking back, it wasn't as bad as it seems. You do need to do your research so you get exactly what you want that is within your budget and stick to it. Think about what has to be done as part of the build and maybe leave some things for after the build. It was cheaper for us to get the aircon done afterwards buying the units in the sales and getting an installer to do it which only took a day. The builder wanted a fortune to render the outside but we got father in laws mate (who so happened to be a renderer for the builder anyway) to do it for a quarter the price in cash and a few bottles of bundy so we could afford o get the whole house rendered instead of just the front.

     

    The builder offers you a range of things like taps, tiles, colour of the grout, flooring, door handles, toilets which can be overwhelming and it can take over your life. We went for a higher spec on some things and lower spec on others and did some things in our own. Luckily the OH loves trawling the Internet and design mags and we got amazing bargains on almost everything so we could get higher spec for a price lower than the builder offered. Nearly 3 years on we have found the right outdoor tiles so the house will finally be finished soon. We did our own gardens and a neighbour said we have the best gardens in the whole estate which is a great compliment and she wants to copy some of the designs. Apart from the gardens we have done little work on the house itself.

     

    as with any build or DIY project we have made some mistakes (nothing major) but our house is exactly what we wanted and we would build again. Friends and neighbours say visiting is like going on holiday so the effort has been worth it

  10. The eligibility criteria for the First Home Owners Grant apply to the applicant and/or their spouse or defacto partner. So, if one of you is ineligible, both are ineligible.

    The question here was whether this facility is applicable to Permanant residents in Victoria state as well. ..

     

    Btw what do you mean by eligibility? ?

    If it's my first home and it's a new build I will get the 10,000 aud + reduction on stamp duty.. OR is there any other criteria as well that your annual earnings need to be less than a certain amount etc. .

  11. So is the rule in your state that you need to be a citizen? In Victoria the grant is available to Permanent Residents - but I'm aware it varies from state to state.

    Okay I did not know that in Victoria the rule applies to PRs also.. I am in melbourne so will have to find this out in detail. .

  12. i had that on my mind too.. by just putting it on paper but then it struck me just for 10,000 aud of grant it would be worth putting my marriage on the line :)

    and knowing me having got the liberty would land up in catastrophy;;:tongue:

     

     

    The best way to approach this would probably be to get divorced.
  13. Stop trying to dodge taxes, just pay up like everyone else. Of course you cannot charge your wife rent and expect to make a tax advantage out of it. It would if anything be disadvantageous as you will pay income tax on rent that you are paying to or between yourselves.

    It's not about dodging taxes it's all about making your hard earned money work for you and get the best out of it..

    I was just wanting to know reg the benefit of the state and how Could it work in our favour

  15. upon thinking of it now deeply i will have to weigh out the advantages if its really worthwhile to do this and the income tax calculation over a period till we get our citizenship and then think is it worth all this to get the reduction of stamp duty and the grant of 10,000 AUD:rolleyes:

The amount of rent can be small as it will also include the benefit of taxation from the morgage as part of the property will be rented so expenses etc. on it can be considered for claiming tax deductions.. I am not too well versed with the rules so questions might be a bit bizarre with the ideas i get but thats the only eye opener. My idea is to know the legalities. How to save money is a separate issue altogether.

    Are you seriously planning on drawing up a tenancy agreement with your wife to regularise her rental payments and then pay income tax on the rental income she pays you?
  17. Thanks for the info.. Yes but the above is valied only for an australia resident and not a PR holder.

    I want to know incase i buy a house now only on my name and my wifes name is not included on it. I charge my wife rent to stay in the house, so that it is established she does not own a property. Around 5 years later after we both get citizenship, My wife buys a NEW BUILD HOME DOES THIS RULE STILL APPLY.

     

    It varies by state but it's never the loan that gets you the benefit it's the buying of a new build home by a first home buyer. In Victoria they pay you $10,000 plus half price stamp duty (provided the cost is under a certain threshold). It only need be your first home in Australia - previous homes overseas don't count.
