  1. Notts you are right. There is no remittence problems for temporary residents.
  2. You'll need to register in the UK for the Non-resident Landlord Scheme. Either your tenant/agent will withhold tax (at 20% I believe) from rent paid to you, or if you get approval from HMRC you can pay your UK taxes through a tax return. Filing a return in the UK is likely to get a better result because you can claim deductions. You will get credit in Australia for tax paid in the UK. The tax paid in the UK should be less than Australia. You should be able to get a deduction for your interest costs on any mortgage in both countries.
  3. When did you arrive in Australia? Were you an Australian tax resident when you sold the house? Are you a temporary resident? Was the house your main residence? Could it be eligible for the main residence exemption? Generally, Australian tax residents pay tax on their worldwide income - including gains on the sale of foreign property.   4. Are you taking tax advice on your Australian position? Is work paying relocation? Living-away-from-home-allowance? Is your move temporary or long term? The tax implications are quite different. Generally, Australian tax resident's are taxed on their worldwide income. However, persons on a 457 visa may be considered "temporary residents". Temporary residents are usually only taxed on their Australian sourced income. So you may not have extra tax in Australian on your UK rental income. If obtain Australian permanent residence or citizenship you will no longer be "temporary resident". In relation to your UK position, are you going to live in it for a bit? Sounds like you have ran out of time. If you live in it you get the main resident exemption. This can apply for 18-36 months after you move out. You may be a UK tax resident for the whole of the year 6 April to 5 April 2015. Correct you need to deal with the NRLS. Register for it. Fill in the election which you submit to HMRC requesting that you be taxed via tax returns rather than a withholding tax. Are you using a letting agent? If so they should be able to give some guidance. Generally, the tax levied rents derived by non-residents is 20%. So you may be able to get a good tax outcome between the two countries. Elise Ashmead
  5. Oh I see you just posted. I am doing the same. Going through SE Asia on the way back. I have the option of storing my stuff on my parents farm in NE Victoria or sending it straight to Sydney where we will settle. Do you have any idea of storage costs in Sydney? I have just started gathering shipping quotes. Have ANglo coming over Wednesday. Have contacted John Mason as they seem recommended.
