Confused?

We've been here 3 months now and we are starting to consider our options regarding a place of our own, we've looked at land and we are struggling to find a decnt sized plot at the moment so no we are looking at established homes. Please can someone offer us some advice:

1. When it says Buyer inquiry range 440-540,000 value at $495,000 what does it mean, when they say that this is not a buyer inquiry range but an inspection visit price of $495,000 is recommended? I'm confused why don't they just say offers above $495,000.

 

2. Do you sort a mortgage out first before you see a property or afterwards?

 

3.What about surveys and land searches, how is that all taken care of? say for example is an offer on a house still subject to surveyors reports, if a survey revealed a house had termites or something else, could you break the deal, or do you pay for surveys prior to putting in an offer?

 

Any information I could glean would be be brilliant as my head is spinning
