  1. Are you sure wyou won't make a profit? You can only deduct interest on mortgage, not the mortgage repayment as an expense to offset the income. If your rental income is not even covering mortgage interest, I would have to wonder are you charging the market rate?

     

    The non resident landlord form is filled in so that the agent does not deduct tax at source and pay it straight over to HMRC. If you are renting privately, then this would not be happening anyway i.e. your tenant isn't going to be paying money over to HMRC on your behalf. So it would be irrelevant. Note that the non resident form thing, does not effect how much tax is due, it only changes whether it is deducted at source or not.

     

    At the end of the year you will need to submit a tax return, failure to do so would be tax fraud. It is up to you whether you want to commit tax fraud or not, but these things to have a habit of catching up on people.

     

    If you are on a permanent visa in Australia, you would *also* declare the rental income on your Australian tax return. Any tax you already paid in UK would also be entered on the Australian tax return as a credit, thus you would not be paying tax twice on the same income.

     

    When I say I wont be making a profit I mean I wont be making any money from renting. Im renting it out for less than what I pay a month for my mortgage so I'll still be contributing to that. Im not sure how the whole thing works to be honest but I do know that I'd like to do it properly and I appreciate all the info given. I certainly dont plan to commit tax fraud.

    I'm about to rent my UK house out privately with no agent and was wondering how I stand on the tax situation. Do I have to inform the tax office? I wont be making any profit from renting, just enough to cover my mortgage. Does the Non Resident Landlord Scheme apply or is this only if done through an agent?

     

    Any help or advice would be greatly appreciated. Thanks in advance :-)

  3. Im not sure what area i'll be in yet tbh. I've had my job with Ramsay Health lined up since last March following an overseas recruitment drive so my contract just said clinical services which made me think i hadn't been allocated to a ward yet. I chanced my luck with them and asked it i could be placed in Joondalup hospital instead of Hollywood Private as its right next to where we'll be staying. They said yes :-) so im just waiting for my new contract to be sent. I've been given a start date so hopefully my new contract will tell me where i'll be working! Yourself?

  4. When my application was received they took the $115 application and $220 overseas assessment charge. I've since received my letter of eligibility which states I have a year to validate. As far as Im aware I'll pay the remaining $115 registration fee on presentation to the AHPRA office :-)

  5. I am currently applying for a spouse visa to join my husband in Queensland, I am a registered nurse post-registration of 3yrs+ with a Bsc. I know that I have to apply to the Australian Nursing and Midwifery board, and was not sure if I have to sit the English general test as some links are saying that you do not need it. I also wondered if anyone had applied for employment prior to recieving their registration, and what is the average wait for registration. I am desperate to return as soon as possible, but do not want to give up my nursing position here in the UK, until I can secure a post in Australia. x

     

    Hi Pollgirl, Im similar to you, 3 years post reg Bsc. Im going on a 457 visa and didnt have to sit an english test. I think as long as you can prove that you were taught in English they will be happy with that. They accepted my high school exam results as proof of this. I also secured my job before i had even started my AHPRA application so yes, it can be done :smile: Be warned though, registering with AHPRA can take forever. I applied in aug and im still not registered. I was lucky in that i had already organised a delayed commencement with my sponsor so i've had the time to wait.
