<p>hi jane....even with family and friends, make sure you do a tenancy agreement, and take photos' which should be used with an inventory. like eveything its a gamlbe....if mortgage company where to know and your away, they could say mortgage has to be repaid within 28 days........plus i would get a insurance policy which states its rented, and cover accidental issues, just in case things go up in flames - at least you'll get your money..........re profit, well if your making less than your personal allowance then no tax......(unless you working in auz, where you have to add it to global income, but deduct cost for running, interest etc)</p>
