  1. Hi there.

Please can someone answer this question for me.

If you are applying for a 190 State Sponsorship Visa, and the State you are applying to says you need 85 points for State Sponsorship based on your skill, does that 85 points include the extra 5 you will get for having the State Sponsorship, or do you have to score 85 points before the State will even sponsor you?

    Thanks.

  2. If you correlate asking prices on Rightmove with actual sales prices from Zoopla then you'll frequently see properties being offered for more than any has ever achieved on its street. Whilst I appreciate the housing market is tough right now, a lot of vendors are being hugely optimistic.

There's a lot of talk of the housing market recovering. Relative to incomes, prices are still higher in the UK than they were at the peak of the housing bubble in the States, and the levels reached prior to the last crash in 1989. What we've had over the last decade isn't normalcy by a long shot.

I'm not trying to sell a house, but if it wasn't shifting I'd be looking at comparable sales and estimated values on Zoopla, and discussing pricing with my agent. I keep on hearing about "cheeky offers". If these are 20% or even 30% down then they might actually be closer to what the house is worth. If they're 50% down then they're probably from an investor looking for a distressed sale.

We sold our last house last October.

Zoopla put an estimated value on our house £100k less that it was valued by 3 agents! I would not go on the Zoopla estimated valuation as they have not seen the house or the area - nor can they see what work has been carried out by the owner since they bought it. Having said that, I would check Zoopla for other information such as the prices of other sales in the area as that is well worth while looking into.

In our case it was difficult for them I guess because our house was different to the others on the street (i.e. most were terraces - ours was detached). But still I was horrified when a buyer was put off completely because of Zoopla's estimation - I wrote and told them this and they did actually update their records accordingly which was great service from them but also quite scary to think how many people were put off even coming for a viewing because of it in the meantime.

Definitely expect cheeky offers, I nearly fainted a few times - we stuck it out and said no to silly ones and each time they came back with better ones so it's a bit of a gamble (and a test on your nerves!) but I hope you all manage to sell your properties and move on time  - I'm dreading ever having to go through the selling process again!

  3. Hi,

Getting ever so impatient with new immigration rules and with us being so desperate to move to Oz, my husband is seeking job sponsorship in oz as a mechanical engineer. Experience in tool making and manufacturing, we are exploring all options to get in. Our EOI has been submitted, however if anyone knows of their company offering sponsorship in this field, we would be interested to hear from you.

Fed up of having our life on hold, we just want to move to oz, contribute to the economy and get on with the life we so desperately want.

    Thank you!

    Hi Victoriadownunder!

How have you got on looking for an employer sponsor?

Can I ask whether your husband has a masters degree in mechanical engineering or not? And how long he has been doing the job etc?

I'm curious because my husband is currently studying for his masters (2yrs to go!) and we intend to move once he has qualified - I am not sure just how simple this whole new process will be! We can get 65 points (plus another 5 if we ask my Aunt to sponsor us) without any work experience but not sure if that automatically means you can get a visa (or which one we would be able to apply for)....
