12 month lease without job?

Hi Everyone,

 

So with the visa finally approved we are flying into Sydney next week!! But reading these posts I'm now getting worried about whether we are going to be accepted for a 12 month lease by any agents.

 

We have a couple weeks short term accommodation arranged to tie us through over Xmas until the New Year but basically I'm worried the sticking point will be that we don't yet have jobs or any job offers confirmed.

 

We have the money that we could pay a couple of months rent up front in advance but does anyone have any experience with a similar situation? Is there any point trying to get a 12 month lease through an agent until we both have found jobs or should we just invest our time in a holiday rental that hopefully won't suck up ALL our savings?

A lot of agents advise landlords to only take on 6 months at first simply because it's a pain to get tenats slung out if they're bad (I do six months, then yearly / 2 yearly if they're OK), so when you apply say you'd like to have a yearly lease but will go along with whatever the landlord wants. You might find it easier that someone who only wants 3/6 months at a time because it indicates you'll be there long term which saves on re-advertising costs.

My partner really wanted a 12 month lease so that we had no further worries when we arrived. We organised a rental before we arrived and after loads of research and a company helping us with location ( based on our prioritys) we arrived and were told that a 6 month lease is standard for the first time and that it would be stretched to a 12 month after that. All I can say is even with all the research we were happy that it worked out this way cos you can never judge an area until you arrive. The house is really good and the area is lovely as far as pretty, clean, quiet but none of our priorites are covered and we cant wait to move.

We were in a similar situation when we moved here - no jobs, just some savings. Rentals are fiercely competitive in and around Sydney - we were turing up to look at houses with 60 others - all queuing outside. We eventually looked a little out of town and found a place in a nice area which we really liked. We got a 10 month lease as the owners were coming back in 10 months. We loved the area, but as the weeks went by, it was a real pain being out of the main area as we were using so much petrol. We couldn't wait to move and have now found our ideal area.

It may be that you end up looking in areas which are not so popular (I don't mean rough areas) just less popular!

Bring evidence that you are a good egg as it were, mortgage statements, loan statements - anything to prove you pay your bills and you should be fine! Good Luck!
