Bitzy66 10 Posted October 24, 2011 Hi Guys , we have just had the best news Visa granted for western Aus yey !!!! It seems to have been a real slog with one thing or another , At first we applied for Canberra only to have the rug pulled from under our feet by them wanting evidence of funds up front, Like most people we have money tied up in property but not in cash . However Emigrating Solutions quickly sorted us a application for W/A and within 4 days we had the sponsorship approved . My main concern now is selling the family home it has been up for sale for 3months and no-one has even been over the threshold Agghhh . I no there must be many worrying about the same thing but does anyone have any advice or tips . We have come so far and wont be scuppered at the last hurdle . juliag 10 Posted October 24, 2011 Hi, no tips or advice but we are in exactly the same situation. We have our visas for WA and are just about to put our house on the market. Now getting into winter not looking good for a sale now till into next year . Just want it away then off to Melbourne . Good luck with your house sale . walker2012 53 Posted October 24, 2011 Hi my advice would be to rent it if you can, taking alot of money would be a good idea, plus people are crying out to rent these days as it's harder to get on the housing market, and if things go **** up in aus u are still on the housing ladder, try taking just enough funds to set up in wa and start earning the dollar hope this helps Lee Share this post Link to post Share on other sites
Guest Posted October 24, 2011 Hi I am leaving in 2 weeks, no takers for either sale or rent, so starting to panic. Think Estate agents just stick stuff on intrernet and hope for the best to be honest, told s they could get a tennant in 2 weeks when we moved it from sale to rental.......... Bitzy66 10 Posted October 25, 2011 Thanks for the feed back guys sounds like we are all up the same creek , our house is a big old police house really beautiful and up for sale for a fairly high price , the estate agent has said renting would not be a option as people wouldnt want to pay the fee , We have been told we have to make first entry by September 2012 so not in a blind pannick yet just need to get rid so that we can get off like you all . good luck to you all on your selling . pintpot 473 Posted October 25, 2011 Anything will sell or rent if the price is low enough ....the sales market is really, really flat at the moment though, unfortunately, and that is the case virtually everywhere. There just aren't the first time buyers coming into the market (because they can't get the loans and because of uncertainty about the economic future) to push the market along You can do what you can - do your research on prices and be realistic about asking price, tart it up and make sure it's presented really well all the time to the right market, manage (badger!) your agent, but you can't magic buyers out of thin air unfortunately. So if you're really, really desperate you can always get a sale but you'll probably have to take a lot less than you wanted to, and with the exchange rate at the moment you'll get even less A$ than you wanted on top So if you possibly can, rent it out. Rental market is much stronger than sales because of all those FTBs who can't buy Having said that, we have just sold ours, but we felt we had to because it's a very old property that needs constant maintenance (we put £1500 a year aside for that, and spend it) and we didn't want the hassle of trying to manage it from the other side of the world Good luck Share this post Link to post Share on other sites

We have spent years renovating it and I suppose we will have to drop the price eventually but reluctantly Ideally we would take a small drop , sell the house , get over to WA and start earning the AU$ as soon as possible . Ours is a large detached old style like a barn conversion, it seems that the higher end of the market is struggling more than most, getting fed up with it too. Been on the market since March and i think that if no offer in the next 6-8 weeks then we need to rent out as we are leaving at the beginning of January! Stressful times! Had phone interview, job offered, contract signed, AHPRA 'in principle letter' granted, visa commenced, medicals done, awaiting case officer, visa granted!
