Good suburb and school- not more than 400k

Help!!!

 

We have lived in Tasmania for the last 6 years and have now decided to move to Brisbane due to work for my husband.

I am getting so confused with suburbs. My little boy turns 4 soon so will start school next year so although we will rent to start with, I don't want to move areas once we buy.

House prices in tas are pretty low so when we do buy we won't be able to afford more than $400k for a house . Everytime I find a good school it is in a suburb that I can't afford!!

I need a suburb no more than 40 mins on train from cbd!

I know that school results are not everything so do you live in a nice suburb with a good state school that you would recommend?

Have you checked out the site realestate.com.au ?

 

we looked at new builds going out from springfield lakes, i think it was called Redlands or Redbank plaines it looked great and was only 20km or so so from the city.

 

best of luck, but just put a crazy offer in of 400k on a 460k house, you never know.

Just as an aside...are you sure your boy will start school next year? If he turns 5 after June 30 2012 he wouldn't be eligible for prep school next year?

Ropey hoff- good luck with that offer- like you said- you never know!

Springfield lakes and surrounds is an area I am interested in, just wary of the long commute- at the moment in tassie we live a 45 min drive from the city and really wanted my oh to have a shorte commute but I am realising that anything closer is expensive!

 

Fish01- I am getting confused- it's different in tas where they do kinder from age 4. I thought as he turned 5 during 2012( September) that he would start school in jan 2012.

 

So does that mean he won't start until jan 2013?

 

That's a big worry for me as he is really ready to start now.

i was suggesting that you be cheeky and put in an offer of 400k that you said you could afford on a 460k listed property, you never know they might say YES, i have heard house prices are starting to come down a bit, best of luck.

Yes. Must turn 5 by Jun 30 2012 to start in Jan 2012. On the bright side he will be amongst the oldest as he goes through his school years so should make things easier. We put ours in an excellent C&K kindy programme for part of the week the year he turned 5 as we were in the same situation and he really enjoyed that.

 

You could try negotiating your way into houses that are listed around $450,000 in The Gap as many people build a buffer into the price. The Gap is a lovely leafy established suburb surrounded by hills within your commute time but on the bus. As a plus a fairly quick drive will get you into the more vibrant areas of Brisbane on the weekend. You are also right next to Mt Nebo and many nature walks and mountain bike tracks. You would be in a lot better area than many of the further out areas.

 

The Gap has a reputation for good govt schools and you could look at schools like Hilder Road or Payne Rd State Schools. A local may be able to give you a recommendation. The Gap also has an excellent state high school, The Gap State High, which often out performs many private schools.

Fish 01- thanks for all the info- sad about the school situation- will have to sort re- prep out instead.

 

I like the look of the gap, would need to rent for 2 years until we sell our tassie house - hopefully we will still be able to afford houses in the gap still !

Have you checked out Sherwood or Graceville, schools get excellent results, really nice suburbs 20 mins by train from the city.

Whilst most houses are 700+ you will find the odd house around the 400 mark depends what you are after. If you are prepared to gamble it wont flood again some even better bargains

Have you had a look at northside suburbs? Mango Hill is lovely, close to North Lakes and its facilities, numerous choices of good schools, private and state and the train to the CBD is 30 mins from Bald Hills or 37 mins from Petrie.

I live in the northern suburb of Ferny Grove, lovely area, 1 private school and 2 state schools (1 of which is a high school), shops, etc. and CBD is approx. 20 mins by train.
