Decision time......!!

After nearly four weeks of looking we are now starting to approach decision time. To date have been really disappointed at the quality of the majority of properties but have now put two applications in for a 4 bed in Mt Dandenong and a 3 bed in Warrandyte.

 

We put together a rental pack over and above the normal application forms to provide the landlord with plenty of background on us as a family. This has so far worked really well as we have had our first application accepted (within three hours!?) but have said we wanted to wait and see if the other application was successful before we made a decision. The agent put on her sales pitch stating that she had seven other applicants who were all waiting in the wings and that we would lose the property if we didn't accept it there and then. We held our nerve though and said that we weren't going to be rushed into a decision and she backed down and said she would give us till next Tuesday to decide.

 

The decision is such a tough one though. The Mt Dandenong property is $120 pw cheaper and in a lovely spot but the Warrandyte property has much more storage and is in an area where we would more likely to buy/build in the future.

 

Just trying not to think about what we could spend the 'extra' money on though if we weren't spending it on rent! :goofy:

 

I think our thinking is though that the house is where you spend so much of your time and it really has to be 'right'. There are enough stresses without being happy with where you are!!

 

Having said all that......we haven't 'nailed' the Warrandyte property yet but fingers crossed!

 

Anyone else out there settled in the Warrandyte area...would be good to hear your thoughts!

Thanks for the rental pack idea - very clever and glad to hear it's worked so well for you! I think we'll be stealing that idea for ourselves as our lease is up in November - anything to stand out from the rest of the pack :-)!

Good idea about the rental pack.......dont suppose you could detail what you included in the pack....really helps when you get a info from people who have done it already.

Cant really help with your decision as to go for Mt Dandenong or Warrandyte, but with the Mt Dandenong house, make sure its got decent heating.

 

It gets very cold up the mountain in winter, and Tuesday it snowed there for about 3 hours up there. Its pretty much always 2-4 degrees colder than the city.

I live near the bottom of the Mt. Dandenong Ranges can see them out my window, totally agree with Furkew, not only the dampness but sometimes the log fires burning up there in winter in people's homes can affect you if you have asthma etc, even driving up there in Winter it affects me, but that's only my opinion. For both areas, as I said in another post, it is good to be aware of the community fire plan too. It is lovely out this way.
