Guest ruthjb Posted December 23, 2010 Posted December 23, 2010 hi there. myself, my husband and daughter are moving to melbourne area in feb/march 2011 and wll be renting. we were just wondering if renting in oz is the same as uk- ie pay 1 months rent in advance and deposit on agreeing to rent a property. just trying to work out how much money we need to have prepared for our accomodation. thanks. ruthx:chatterbox:
B1K3R Posted December 23, 2010 Posted December 23, 2010 Hi Ruth, Usually its 1 month rent in advance plus the bond (which is usually equivalent to 1 month's rent). In my case in Brisbane, I had to pay for 2 weeks in advance and the bond (1 month's rent). Regards B!K3R
Guest ruthjb Posted December 23, 2010 Posted December 23, 2010 thank you so much for the quick reply. thought that was probably the case. merry christmas ruth.x:notworthy:
furkew Posted December 24, 2010 Posted December 24, 2010 The melbourne rental market isnt too bad at the moment either. There seems to be more available now compared to aAbout a year ago, when quite a few new arrivals had to pay 3 months up front just to get their name down on a place. Where are you guys planning on heading?

It is unlawful to ask for more than one month's rent up front in Victoria unless the rent is over $350 per week.
Parley Posted December 24, 2010 Posted December 24, 2010 It is unlawful to ask for more than one month's rent up front in Victoria unless the rent is over $350 per week. Most rents would be over $350 per week these days wouldn't they ?
Quinkla Posted December 24, 2010 Posted December 24, 2010 Most rents would be over $350 per week these days wouldn't they ? It depends on what you're looking for. A large family home would be but an apartment or small unit as a short term arrangement whilst you househunt should be achievable for less than that - especially if you are willing to live in less central areas.

Never 4 weeks bond and 4 weeks rent in advance (8 weeks all up). Not saying it doesn't happen but I've never heard of it.

Yes, I agree, in fact that's what I paid (like I said above), 2 weeks in advance and 4 weeks bond. But I think its Melbourne it's usually 4 plus 4. PS: and I had though the Land lady was being nice with me :cute: Cheers B!K3R
Guest ruthjb Posted December 27, 2010 Posted December 27, 2010 thanks for all the replies, really helpful- hope we dont have to offer 3 months in advance tho:elvis: we are looking to rent in berwick hopefully, but not fully decided yet. we realise it is quite far out of city but seems like nice family area- is this true? also, we have found that most rentals are unfurnished, is this the case? if so, do they generally have basics like washing machine, cooker etc in unfurnished in oz? any info would be greatly appreciated. merry christmas.x:wub:
B1K3R Posted December 27, 2010 Posted December 27, 2010 also, we have found that most rentals are unfurnished, is this the case? Yes, most rentals are unfurnished. You'll find some furnished ones, but very expensive, not worth it, since you can always buy cheap stuff to start with from ebay, gumtree or shops like fantastic furniture etc. if so, do they generally have basics like washing machine, cooker etc in unfurnished in oz? In our case, we had the cooker and dishwasher only! But in general just cooker! I'm sure others will give their view too. Good luck! Cheers B!K3R

There are plenty of laundrettes around, so if you are waiting for your container or you need to buy new, you will will be able to wear clean clothes in the meantime. There are plenty of brits in and around Berwick. I think its a lovely area. If either yourself of hubby will be commuting to the CBD, I think its probably about an hour. Other places that are about the same distance but a bit more north east which are maybe worth looking at are Lilydale, Montrose, Chirnside park. On the edge of Melbourne with excellent facilities locally, and plenty of space/parks etc at the same time. On the doorstep to the Dandenong ranges, Yarra valley & still only an hour into the city and about 1hr 15 mins to the coast.
Guest juliemtaylor Posted December 28, 2010 Posted December 28, 2010 Hi, Most rentals are unfurnished unless you want a short term holiday rental fully furnished. Ours has a dishwasher included, that's all. We paid a months rental up front and a bond equal to that too. Good Luck - make sure you are armed with paperwork galore for ID and reference names and tel numbers (at least 2). Julie x
Stephen Posted December 29, 2010 Posted December 29, 2010 My family and I are currently renting a furnished 3 bed apt, in Cleveland, just outside Brisbane (will provide details if required, it is an excellent complex). We had to pay 4wks rent (bond) and two weeks rent (up front payment) - 6wks in total.. $650 p/w, Total $3900... It is a fair chunk of cash, but all being well on your departure, you get your bond back..!!
Guest flakey Posted December 29, 2010 Posted December 29, 2010 I know its a "how long is a piece of string question" but i'll ask anyway. What am I looking at for a 3/4 bedroom house in a nice area with good transport links no more than 30 minutes from Brisbane City center? What does the rent cover? water, community fees ect.? Thanks in advance
