Pozz Posted December 23, 2010 Posted December 23, 2010 After not really looking too hard for a rental as the place im 'house sitting' is doing me fine, I stumbled across the perfect house for me. Exactly where I want, perfect layout etc and a great price. I sent in my application today after viewing it this morning, but wont hear until after new year! I dont think I will get it as there were loads of other people interested, so i'd like to know what I can do to secure the next one? There are obvious things I need to sort out, like a few gaps on the application as im new to Oz; but what do vendors look for to choose one tenent over another?
calNgary Posted December 23, 2010 Posted December 23, 2010 Give them as much as you can, the more paperwork you can throw at them the better, especially being new to the country. Obviously ID is first, so a copy of Birth Cert, Driving Licence, Medicare Card (if you have one),and any bank cards with your name on. Try to get a local or friend to give you a refernce rather than putting all UK numbers down for referee's. They want to know you can pay the rent so show proof of income or if your job hunting a photo copy of a healthy bank account. If you really, want the house and are financially ok, write on the top of the form you are willing to offer a few months rent upfront (3 months is normally ok). This works well if you havent secured work yet. Finally if you have pets ,try and submit a pet refernce from someone who has looked after your pet. You can also offer to pay a pet bond,again if you can afford too. Hope this helps Cal x
Pozz Posted December 23, 2010 Author Posted December 23, 2010 Im employed so I gave payslips showing that my wage is way over the rent, and I only had 2 ref's but very valid one's. Luckily my Vic driving license came this morning but I havent got medicare sorted (got private cover so been slow with that). I couldnt give any more months rent as I need to get all the furniture etc. Im just hoping that being a health professional and a bit older than the other applicants may work in my favour.
calNgary Posted December 23, 2010 Posted December 23, 2010 If you havent got much paperwork, WRITE on the application form that you are short of information being a new migrant to the country and have been staying in temp accomm etc. Can you get a refernce ,written or verbal, from where you are staying now? Maisie Posted December 23, 2010 Posted December 23, 2010 Hiya we just got a private rental there and what I done was typed up a list of reasons why I think we would make ideal tenants i.e. references were attached to application form, I attached on copies of current inspection reports from estate agents, I done up like a list of reasons e.g. non smokers, no pets, always paid rent on time-never late, immaculate tenants who keep the property spotless. To be honest I think they either like you or dont and there isnt much you can do about it, we were in the same boat and we had to get furniture too and I actually asked the landlord would it put him off if we couldnt move in for 4 weeks and he was saying someone was in just hour before us and wanted to move in straight away. I explained why, i.e. Im pregnant and myself and hubby our lease isnt up until 14th Jan and we done our best in explaining out and left. 2 hours later he phoned to say that the house was ours. No matter what you do if someone is interested in putting few months rent up front first the landlord may possibly go for that but for us that wasnt an option. Personally after going through estate agents here the first time I have had enough of them and glad we went private, in saying that took a bit of finding. Best of luck in your search

This is a lie. If it had been true they would have paid the bond and signed the agreement. They always say this to persuade you to pay more or move in earlier or both. I explained why, i.e. Im pregnant and myself and hubby our lease isnt up until 14th Jan and we done our best in explaining out and left. 2 hours later he phoned to say that the house was ours. That's because yours was the only offer he had and he realized you weren't going to be persuaded to offer more by his lies. No matter what you do if someone is interested in putting few months rent up front first the landlord may possibly go for that but for us that wasnt an option. In Victoria it is unlawful to ask for more than one month's rent in advance unless the rent will be more than $350 per week. Personally after going through estate agents here the first time I have had enough of them and glad we went private, in saying that took a bit of finding. Maisie Posted December 24, 2010 Posted December 24, 2010 Actually it wasnt a lie, we happened to see the other fellas application form by mistake as the front lock broke when we were there and the man went to fix it and i seen it, what put him off the other fella is that he has never rented before and just moving out of home and his partner is pregnant and due in 6 weeks. It was his parents place and parents died this year and its their first time ever renting it out, he had tears in his eyes about his dad. Think the fact we were more settled and didnt rush him into making a decision swung it for us. Yep thanks we cant wait to get moving in, gorgeous house and great start to new Year.
