bdobson Posted December 20, 2010 Posted December 20, 2010 Hi all Hope you can all help me out - wanted to know if i can comfortably live in Oz on the following ( basic figures are) : 115K + Super annuation LAFHA Flights I don't have kids, or family - I have a partner but she will also get a job (prob around 60-80K). I want to get a place in Manly - so i can go surfing everyday. No matter where i look i cant seem to get an idea if this will be comfortable to live on. I like to drink and have a laugh but my expenses are not normally that high. Any help / idea / advice anyone can give will be greatly received.

If you can come up with a different plan than taking the ferry, you have many more options. All the northern beaches up to Dee Why (maybe Collaroy) are commutable and have great surf breaks. Remember, unless you are living right on the beach, you may need to drive there but if you live locally, you can get a $100 council parking permit to avoid parking charges. I ask because I lived in Dee Why. We have 2 kids and managed to find a cheap 3 bed townhouse there for $600 (2 yrs ago). Public transport to the city from there is a 45-minute bus ride, but I bought myself a 125 scooter, which reduced journey times to 20-30 minutes. My salary was similar to yours but I have 2 kids. If you get LAFHA, make sure you get the food element. Lookup the maximum allowable food claim before Fringe Benefits Tax kicks in.
Pumpkin Posted December 22, 2010 Posted December 22, 2010 It wil be fine, you would probably be looking at a unit rather than a house in Manly, but that seems fine for a couple with no kids. You don't have to live in Manly to go surfing every day. :wink:

At risk of stating the obvious, but there are beaches all the way up the coast. :laugh: I am not trying to put you off Manly though, I think it would be a great place for a young singleton. I was just ssaying it is not the only place you can surf from. Hope all goes well with your move.

You should not have any difficulty renting on that salary. LAFHA is the icing on the cake. I have lived in the Manly area for around 30 years and I am a licensed real estate agent so I know a little about the market. Great spot for a single Pom imo. Geographically Manly is really the combined areas of Manly, North Steyne and Queenscliff which are all what we call "on the flat". If you think in terms of the beach then manly is the southern end whilst Queenscliff is the northern end of the beach, around 1 klm (5/8ths of a mile) separating the two ends. You have not mentioned where you will be working? If you are working in Sydney CBD, The City, or Town then it is a pleasant and easy commute by ferry. Expect to pay around $600pw for a 2 bed apartment and starting around $1000pw for a 3 bed home. These are starting figures for reasonable quality property. Luxury or location will cost you more. Rent anywhere in NSW will be generally be 4 weekly or calendar monthly (around 4.333 weeks), with a bond of 4 weeks rent for unfurnished premises. Head over the headland at Queenscliff and you will find yousrelf in Freshwater (recently name-changed from Harbord) which is also a great area to live but you will need walking legs or taxi fare if you want the Manly life. Freshwater is also on the beach. Next beach north is Curl Curl but the area is predominantly houses with rents starting at about $900pw. Check out the area by satellite on google.

All depends on how cheap you live really. I am thoroughly enjoyuing myself and doing absolutely fine. And Im a young-ish single man lol
Guest Mark X Posted December 30, 2010 Posted December 30, 2010 I think you will be fine on that salary, many people live on much less - depends on what standard of living you were used to in the UK as to what the comparison is in Sydney though.
