Hi Is there anyone else trying to sell their house and having no luck what so ever.

Had a few potential viewers but they cancel just as they are do to come..it makes me :realmad: and :cry:.We have our Visas and just want to get out of here.

SOMEONE please buy our house I'm never gonna put my self through this ever again:no:.

Anyone else in the same boat please let me know so we can be made together..We just want to be going to MELBOURNE... here we come ....when ever at this rate.

Sorry I needed to get that off me chest ..thanks for listening.

Hi yes I know what you are going through ours is slightly different as we have no problems with viewings but people keep pulling out half way through the purchase, we have had to sell the house 4 times. Luckly we have just exchanged and are due to complete this friday. Selling houses is more stressful than migrating. Hang in there. We are also going to Melbourne but needed to sell before the visa come through as we have to pay $100,000.

Yep, as you know, we are struggling as well. The market here is as dead as a dodo at the mo. I don't think the crappy weather is helping either. Everywhere is dripping wet all the time.

 

We are off on our hols in a fortnight so I intend to just wipe it from my mind for two weeks and hope something happens while we're away. Luckily, Neil's proposed employer in Oz has said that his job will be held even though our arrival is going to be delayed. We originally wanted to be there for October, but there's no way we can do that now.

 

We've got our medicals on the 2nd August, so things are progressing well on the Visa front.

 

So, Trace, fingers, toes, legs and eyes crossed for all of us who are struggling with this obstacle. :yes:

Count us in too.

House went on the market in May and not one viewing yet even though we have dropped the price by 10K.

 

People tell us that it is due to increased interest rates.

Hi all

 

I really sympathise with you. I am not looking forward to putting ours on the market. We are hoping to rent it out for 12months first, not sure if that is a good thing or not. I can't really offer any great words of wisdom but a couple of things that I have heard ( I have no idea how much you are selling for, so no offence to anyone ) that could be delaying things are the increases in stamp duty after £250k which means the market is flooded with homes that would normally be just above being reduced in order to encourage people to buy. Also there is the confusion with the new home buyers/sellers pack whatever it is called maybe people are hanging on until this comes into force.

 

Another thing is that lots of people have holidays now so maybe put off looking until after this.

 

whoever said this process was easy is a big fat fibber! :swoon:

Yes, Michelle, I think the HIP is part of the problem as well. The market was flooded before the end of May with people (us included) who put their houses up hoping to avoid the fees and hassle of HIP. Then the sodding thing never happened!!! So a flooded market, rise in interest rates, peak time for holidays and endless rain are all contributing. We've only had one viewing. They loved it and want to put an offer in, but same old story, they have one to sell. GGggrrrrrrr :arghh:

 

I work at a Solicitors and we have an Estate Agent next door to us. One of the staff there was saying that the weekend before last was the first time ever in their history that no offer was made on any property. The agency is the oldest one in our town. That says a lot I think.

 

I'm sure things will all work out in the end, one way or the other. It helps to know you're not alone. You get a bit paranoid after a bit that there's something wrong with your house.

We're also trying to sell, without much luck. Ok, without any luck. Been on since end of May too, had 4 viewings since then. I think you've all given the reasons for why the market seems to have come to a standstill. We have dropped by £5K and will drop again in a few weeks.

 

I feel for you guys who've got your visas, but just waiting on your house sale before you can go. We're not able to go before next June, but I am still stressing so can only imagine what it's like for you who are chomping at the bit:arghh:

GOOD LUCK to everyone with your houses.We have decided to put our house on the market very soon(hubby doing sanding as i speak !) even though we haven't been accepted yet,and then rent a property.And i know you are all going to say it's dead money and i totally agree with you, but we thought if we do get accepted then we don't want our house to hold us back from living the dream.:daydreaming:

Alex, its probably a wise move you're making. We only moved two years ago and we stupidly and naively thought we'd have no problems selling again. We had people begging us to sell the house to them at that time. If only that would happen again.....

That's always the way Tracey.Our last house took only three weeks to sell and then we could of sold it again and again that was severn years ago.Now we are in a quiet cul-de-sac twelve houses and it took the last one to sell 18 mths and that was a couple of months ago,and i have said to hubby i am not moving again after this move and how many times have we all said that !!!!

Our house on market as well.

Excepted an offer from the buyer a week later had phone call from estate agent BAD news buyers made an offer on another property. Could'nt believe it (the air was blue) we even had thier surveyor in the house on the same day"!!!!!

Hi, We have had ours on the market since 1 May and had 2 people round to view, despite dropping it £15k! people round last week very enthusiastic - not heard anything else from them it is driving me round the bend. Flights booked and we emigrate to Perth on 22 August this year so resigned ourselves about 4 weeks ago that house would have to stay on the market. Even if we get an offer now it is unlikely to get to contract before we go so have decided not to stress cos I can't do any more short of giving it away. The estate agent said this is the worst the market has been for 8 years.

 

I will continue to live in hope and pray to the estate agent God for a miracle!!

Hi Everyone We Are In The Same Boat,we Have Had The House On The Market Since End Of March, We Had A Couple Really Intrested,but The He Got A Job Offer In A Diffrent Area So That Fell Throught,had A Few Pepole Round But Then You Dont Hear Any More,we Have Got Our Flights Booked For The 17th Sept So We Will Leave On The Market Until It Sells. Just Puts A Dampner On Itall, And As Someones Said You Start To Think That There Is Something Wrong With Your House.

We have had our property on the market since october and it has fell through four times due to chains breaking. We booked our one way flights at the end of June just gone and to go for a rekkie instead. So feeling fed up too.

Feel for all you guys - when we bought our house it had been on the market for over 8 months so I'm dreading trying to sell it - and that's even assuming Gordon Brown doesn't send the market into freefall!! lol (but then Dan keeps pointing out that the longer it takes to sell the more money we can save for Oz so looking on the bright side!)

Hi Everyone , just joined and first time posted

We got our perm res visas last august and flew out to activate them in april this year,

heading for the gold coast with our 10yr old boy spencer this october for good.

back to the subject of selling houses, had our house on the market last year for about 6 months with only 1 offer from someone who had'nt sold so took it off the market to wait for them to sell. Still waiting in june this year so had it revalued and put on the market at a much higher price (12%) on the market for three hours before accepting the full asking price. just goes to show you need the right person at the right time to come along.

Should exchange contracts in the next couple of weeks, so still stressing till this happens

i'll keep you posted on developments.

Another point i would like to ask is when we recieved our visas we had a year to enter oz

to activate them but is there anything else i should of done while i was there. I've only just thought about it and it scares me to think there is something i failed to do and my visas may be invalid .

As i said before we are looking to settle over there in october as long as the house goes through,

Hi all, just joined so this is my first post:cute:

We are also finding it difficult to get our house shifted. We're in Northern Ireland which has a much more inflated market than the mainland (it's the most expensive place to buy a house outside of London).

We've been told not to be surprised if it takes a year to get the sale through! The agent reckons we've lost between 15 and 30k on the property since it's been on the market:no:

The house has been on the market from March with only a few viewers and we intend to head to Melbourne in Jan so who knows.

Fingers crossed for everyone in the same boat...

Hi,our house has been on the market for over 5 months,with not one viewer,we had 1 that cancelled,and 1 other woman who failed to turn up twice.We changed agents last wednesday and within 4 hours they called to say they have a viewer for us this week(wednesday morning),so fingers crossed that they even turn up.

thankfully the market in Edinburgh is going off its head. Our place just keeps going up and up in value. Mind you with the Aussie Dollar so strong just now, it kind of needs to.

I Know exactly where your coming from, we had trouble with ours, however we dropped the price by £20k and sold it the same day and we are due to exchange today and complete 01/08. Phew just in time as we have to be out in Oz by the 22nd, it's a pain waiting to exchange as it's only then that we can book flight tickets with confidence.

My advice is to get as many estate agents on board (ok you pay a higher comm but it's worth it to sell.) If you can afford to drop the price drastically then surely you have to like we did as it's getting us to Oz, which is the most important thing.

Also look at the competion and try to under cut the closest, look on right move for you area get yourself a guide as to what YOU think you can get not what an estate agent thinks you might acheive, on average it is said that a house takes 6 to 12 months to sell, drop the price to the best in your neck of the woods and hey presto jobs a good un, it worked here.

We are planning to put our house up for sale and with all the reviews that I have been reading, I wonder, do I really have to go through the stress of selling the house or just rent it out for the time being and think about it later. It is more thought provoking than the decision to go to Australia. I hope you have luck with selling your house.

Hi all

Ours has been on the market 2 1/2 months now. Price reduced by 30k hasnt helped much at all (is now at lowest valuation and easily comparable with other properties in area, infact its now the lowest of them all). Bucket loads of time-wasters who make you feel like :arghh: Dont even seem to have looked at details before they come which makes you :realmad:. My OH was right, this is THE most stressful part!

Do you reckon all the house buyers out there are just plain jealous and making us all suffer :unsure:?

Hi Guys, I've been reading all your posts and just wanted to share my experiences.

 

I work as an Estate Agent, have done for the last 7 years and its a bloody nightmare at the moment! I love this job so much but the last 6-10 months have been so frustrating and speaking to both Sellers and Buyers you are not alone. I'm going to put my foot out and try to explain what I see and maybe some of you can relate, but please don't think I'm telling you what to do, just want to try and help as much as I can.

 

Unfortunately patience is a key factor (very difficult when your dream is so close). The high interest rates have not helped and of course without first time buyers setting themselves up on the property ladder it doesn't provide much hope for people further up the chain. Of course the market has been flooded by the HIPS (which never came into force and is now apparently due again for the 1st August). Purchasers have so much choice and your house really has to stand out a mile for you to get as close as to even having a viewing! And then there's the problem of the dreaded chain, when you finally have an offer on your property but there are about 5 people lower down the chain that have to sell first before you come any closer to your dream move to Oz.

I have only a few tips that I have been advising our clients and maybe some might help you on PIO.

1) Make sure your agent is doing everything possible - you need to have good communication with them. Make sure your house is being marketed as widely as possible to meet all types of the market. Office, brouchures, local papers, magazines, internet... all of the above and more.

2) If your property went on the market during the earlier part of the year, ask your agent to come back out and take a new photo - First impressions are everything and perhaps that tree in the garden is in full bloom, maybe the sky is blue and wasn't the day the camera was out, maybe your hanging baskets show off the house in a better way, maybe you've painted the kitchen or changed the living room around...any of these will help you and at the end of the day your agent should do anything it takes to get a sale on your property. A sale for you is a fee for them!

3) Price - always a BIG problem. In our area there is a big difference between what the seller wants, what the valuer suggests and what the market is prepared to pay! If you want to sell, don't be greedy. Make the price an inviting figure, if you want to have around £300,000, put your asking price in the region of £299,950 (somehow £300,000 sounds too much) its all psychological! If your thinking of dropping the price sometimes £5,000 goes unseen, its the big price drops that notice, sorry!

4) If you do get an offer make sure your agent is still marketing your property (and keeping your buyer happy at the same time). You are NEVER sold until you are signed (both sides) so let all viewings continue and you will have something to fall back on if your sale falls through!

 

I know how you all feel, we will have to sell our house once our Visa comes through and are hoping to put it on the market next month.
