Sell the house or rent it out?

Hey

 

Paid our 1st installment to Visa Bureau so its all go at the mo! espesh with the rule change 1st Sept!!

 

I have a question: how many people have sold their houses before moving to OZ? I want to rent ours out so that if things dont go well we can come back and still have a house! but OH has other ideas!

 

Appreciate everyones views!

Hard one Helz,

 

We sold our house and have used the money to buy something here, didn't want to have to rent for a long time and I'm not sure I could re-live in my old house after someone else had been living in it. We didn't have anyone to manage it for us so would have had to have paid an agent to do that which would have cost more money, and I'm not sure about the tax here in Oz for receiving an income from the UK (one for Bull Creek Bob that one I think).

 

However, I would say, if you're really not sure if you'll want to stay then have the security of retaining your home in the UK

hi

I have to say id advise you to sell- then you are going with the mindset that you want to make the most of the experience and put all your effort into making friends and settling into the country.

It will prob also mean that you will have money to put down as a deposite on that dream house with a pool you always wanted and enough left for visits back to the uk

 

Were in the process of selling and it means that all loose ends are tied up and we can go over with no baggage and worrying when things go wrong in the uk. I guess it also depends on the area you are going to as we are moving to Gladstone in Queensland where there is very little choice in renting property so this has swayed our decision greatly

Hi,

 

We are also selling, living so far away and a lot of rentals now do get abused. Also we need the money to buy in Oz, but the decision has to be yours.

We have had our house up for sale for 3 months now and had lots of viewings but everyone is in the same position and has a house to sell. Bear in mind the market is a little unstable at the moment what with the HIPS and the interest rates going up.

 

We are leaving in 4 weeks so have decided to rent our house to my brother and his girlfriend, not our first choice but a better back up than nothing. Will just have to pray that they dont split up or abuse our property, but I am sure that he wouldnt do that as we have a good relationship. Only thing I hate is that be getting calls saying this isnt working etc but not a lot else we can do under the circumstances.

Hi Helz,

 

I appreciate where you are coming from on this one! I want to keep our beautiful cottage in Wales and rent it out. I work as an Estate Agent so know that I can get the rental and can rely on the firm I work for to collect it...BUT, what happens when you've got to find a new tenant, what happens when they miss a payment and then you've got to find money to cover the mortage (assuming you have one)?

 

My Other Half is insistant on us selling, his reasons are:

1) We need to release the equity in our property at home to invest in Australia and allow us to be mortage free.

2) When we have 'bad' days (which will happen) in Australia, having our home back in the UK is too easy an escape route to jump back on a plane which doesn't really allow us to give it a good go.

 

With regard to getting a picture on the side of your profile, you have to go into User CP and edit your profile, you'll see when you get there!

Hi All

 

Thanks muchly for your comments - I think I did know all that anyway! and i'm sure i'm only putting doubts in the way, well figuring out my options at least!

 

If we did sell the house it would mean

 

1. All debts cleared up

2. No mortgage to worry about

3. No skanky tenants

4. Money to buy own house with pool, in the burbs of newcastle, near Lake Macq and the ocean............

4. No easy escape route........

 

Another option could be to ask my parents if they want to buy as an investment? bit hard seeing as I havent told them we are planning this!

 

At the end of the day - if Oz is meant to happen it'l happen!
