Brisbane : a problem sooner than expected !!

I Have a slight problem - but its a good one I guess - my Visa came through earlier than expected and I've been offered a job earlier than expected (in Brisbane, on Queens St)

 

... so whats my problem? Well having traveled across Oz in the past 3 years and decided upon Queensland/Brisbane (it was always our first choice but the additional location searching helped prove it was the right choice) I had planned on at least 2 proper visits to Brisbane to search for housing, schools etc ... that now has to be done in one trip at the end of this month so I'm ready for work in January!! So can any one help me:

 

if you had a lovely wife, two kids aged 6 and 3, a cat, and had 10 days in Brisbane to look for a house to rent for 6-9 months while you sort the rest of your life out - which Brisbane suburbs would you start with? and which one's would you avoid? and is there an estate agent you would recommend as a "tour guide"?

 

... I'm not looking for perfect, just good reasons to spend 10 days of my life have a good hard look later this month. (P.S. with thanks to the previous posters on Brisbane locations elsewhere on this site, they're proving helpful as well)

Hello,

My mum and dad relocated over 2 years now to Australia, and they live in Coombabh, which is about a 40 minute drive from Brisbane, Helensvale is really nice as well, which is about 20 minutes from coombabh, and they have a direct rail link into Brisbane.

 

The plus side to these areas is that you are not fair from the Goldcoast, and all of the major theme parks, so if you have kids then it would be ideal, I know my mum and dad get concesssions as well for the theme parks.

Hi Waz

Firstly congratulations on your visa, many would kill to be in your shoes right now,lol.

 

I think with suburbs you can only really tell if they are for you when you see them in person.

Popular suburbs with new migrants who need daily easy access to the city are the western andf Northern areas.

Northern suburbs such as - Albany Creek - Everton Park - Stafford Heights - round to Enoggra - The Gap - Ashgrove - Brookfield - Jindalee - Sinnamon Park - Westlake - Springfield Lakes- Brookwater...

 

The list really is endless and the advantage you have is hardly any(if any) suburbs that way on are ''to avoid'' areas.All are good family areasthat will give you easy and relatively quick access to the city without paying the price to live on the inner-city doorstep.

 

In your shoes i would book a hotel or holiday accommodation for 3 or 4 weeks and have a good drive around. When you find suburbs that you feel will suit your family approach all the real estate agents who cover that area to see what rentals are available or coming available that fit your timescale.

Id recommend a gated complex. Everything there that you need, gardens taken care of, pool etc, no hassles. We stayed in www.centenaryquays.com.au . Great place!

That looks fab! I will be looking to buy around that area, so renting there initially would be ideal as then I wouldnt have to move the kids to another school/nursery.

 

Can you tell me if its expensive for factor type fees? I had heard that complexes like this you paid a lot for that, as obviously they are maintaining the gardens, pool etc.

 

Did you rent a house or townhouse? I see they have townhouses, which are lovely. Is that because you dont need a garden, with the pool/garden being communal?

I will also be moving to Brisbane, and possibly working in the CBD. My sister lives in the south western suburb of Corinda which has a train station and is only around 10mins to the city. Its very leafy, and peaceful but with enough shops, restaurants that you wont be totally bored. It looks lovely, as do the surrounding suburbs of Jindalee, Sinnamon Park, Graceville, Sherwood, Oxley.

 

I have looked at schooling there and they are pretty good. There's a thread in the Education section with QLD school tables.

 

I am planning on going out for 3 weeks to look at suburbs/schools/accomodation/jobs etc and will be basing myself in Corinda. I plan to rent for a while until I find the perfect house, and did like the look of the Jindalee gated complex so will check that out too. Only thing is, the exchange rate is so bad just now, we are going to hold off for a while til things improve.

 

Good luck and congrats on getting the visa early.

Area: Bardon/Paddington/Ashgrove/Red Hill/Toowong/Auchenflower/Kelvin Grove/Herston/Wilston/Taringa/Indooroopilly (<20 mins by bus/train/walking to CBD)

$425 Townhouse

$520 House

 

Area: Bulimba/Balmoral/Hawthorne (about 30 mins to CBD by high speed citycat ferry):

$360 House

$440 House

$445 Townhouse

$490 House

 

Area: Graceville/Chelmer/Sherwood/Corinda (about 20 mins to CBD by train):

$500 House

 

Area: Tarragindi/Wellers Hill/Ekibin/Annerley (about 20 mins to CBD by bus):

$420 House

It is hard to find an area when you are under pressure and don't have all the time in the world to decide where you need to be.

 

Firstly I guess it depends on where you job might be? north or south?

 

I have only really looked south as hubby will be working in Oxley, although we were recommended areas in the north to look at to, which were Kenmore, the gap, however they are a little pricey, but I guess that depends on what you want.

 

We like you have a 3 and a 6 year old, so it is vital that we get it right so that we dont have to move schools etc, and what I found that l liked was Jindalee, Jamboree Heights, Mt Ommaney. All lovely, I loved Jamboree heights school which also is a well performing school. Never made it to Corinda but believe it is nice to.

 

I did also look at Jindalee school however this school has an catchment area, so lets say you choose to rent there, get the kids in, and then buy a house outside the post code, you are screwed. I also have to say I did not feel very welcome there, sure they showed us round (some woman from the office) how did not even make the effort to ask my 6 year old who I had with me, what her name was, instead she looked at me and said, "what year will your child be going into". Ok maybe fussy but for me first impressions count, and my daughter was not overly keen either.

 

We are going out in end of Dec for good and will be staying in brisbane holiday village for the first month, and put our stuff into storage and enable us to get a rental in time.

 

My two choices are Jamboree Hills / Mt Ommaney if we stay very close to Brisbane, but we are looking more likely for Wellington Point/Birkdale area, as there we are closer to the coast, you get more house for your money, and when I drove down wellington point and saw the little strip of resturants and cafes it just feelt like home.

And it is close to Cleveland etc which has all you need and it lovely to.

Welcome to PIO. It must be an exciting but hectic time for you. I guess it really depends on your budget and what exactly you are looking for in a suburb.

 

We all have opinions and we all think that where we live is the best place on earth LOL.

 

My area is the Bayside area which runs from Wynnum in the North down the Redland Bay in the south. In between you have Manly, Thorneside, Birkdale, Wellington Point, Ormiston, Cleveland, Thornlands and Victoria Point.

 

All the suburbs down as far as Cleveland are on the trainline into the city, which is a huge plus if that's what you need. All the suburbs are next to the water, which is great in the summer which we get those lovely sea breezes!!!

 

The local schools are great and there are state, semi private and private schools to choose from. There are lots of things for kids and families to do and it's easy to get into the city and down to the Gold Coast.

 

I hope that helps a bit. There are loads of other places around Brisbane which i am sure are just as nice, but I don't know much about them......but I am sure there are other posters who can help.

Have similar question but more specific in wanting to be away from the beach and in more mountainous/bush area with views being more priority? Block sizes of 1200sqm+

Out Ipswich way they are doing some brilliant house and land packages for acerage living, have a look at areas like Fernvale Honeywood Fernvale :: Affordable Land For Sale Brisbane

 

Flagstone where we are is another place worth a look, its one of the new master plan communities so not bad for investment purposes either at the minute Flagstone Estate - Land for Sale in Brisbane, Real Estate For Sale, Buy Property Brisbane

(just note all the new building blocks are smaller plots, for acerage sales look on realestate with postcode 4280)

Depends a lot on budget but there are some lovely places around Sheldon/Mt Cotton/Capalaba West with huge blocks, those areas are close to the M1 and fairly easy commute to town, higher budget you could also look at Chandler/Gumdale. The Gap is lovely too, not sure about block sizes.

I agree! Don't be put off by Capalaba - some people really put it down, but there are some gorgeous areas in Capalaba. The acreage properties are very well priced in the areas that Whopperdaisy has mentioned,

We did the same thing. We expected the visa to take a few months but it came through in six days and we had to rush around s that i could start work on time.

 

We ended up moving to Shorncliffe on the north of the bay and wouldn't live anywhere else.

Cal did this place get affected with the Floods as the brisbane river near by?

Hi Alan alot of the area out Fernvale/ Lowood way were affected. We have a member live in the Lockyear Valley and he stayed put, his house was fine and although they have no power they are safe and dry. Same with my friend in Jindalee,Jindallee was swamped but they too stayed put and them and their house miracuolously survived untouched.

 

Its hard to say with acerage ' that area was affected' that stayed safe etc , as in some areas you got just the bottom of one street under, or just one side of the road affected. Very hit and miss really.

 

Stick with this side of Jimboomba Island mate,lol we have a hell of alot to thank the mountains that surrond us for be it wind, hail or now flood they still protect us! lol
