at what point do you put your house on the market?

Hiall,

as the title reads whats the advice on when to put your house on the market? we are only at the first stages of waiting on vetassess but we were looking for peoples advice on when to put your house up for sale? before the visa, after?

Everyone is usually told "Do not sell your house until you have your visa in your hand"

 

We waited until we were absolutely sure our visa was on its way before we put our house on the market.

 

Not sure what the housing market is like in Edinburgh so cannot comment on how long it will take to sell it

We waited until we had the visa but ours was complicated.

We had front loaded PCCs and medicals but the case officer kindly granted us extra time:wubclub: ours expired in August but she gave us until October to validate.

We put the house on the market in June and we are waiting for the surveyor report at the moment so we are treading a thin line.....

We put ours up as soon as we applied and sold 6 months later. This meant we had to move into rented for 7 months before we actually go as we still had to wait for the visa but I would do exactly the same again.

We have 2 cousins who got their visas then put their houses up and 1 year plus later have had to do a trip to Oz just to validate their visas as they still haven't sold. We also have a family going out with us who had to do that too. They all wish they'd done what we did. I guess it depends on how quickly after you get your visa you want to get out there. We have a 17 year old so desperately want to get out there while she still wants to come so didn't want any delay. One of the cousins has now given up hope of selling and is planning to move out Oct and rent instead. My brother in law is also renting in the UK and is in Oz but has found it much more difficult not having his cash behind him.

We put ours up for sale in April and still havn't sold, applied for Visa Jan 09 and it was granted July 09, now stuck here wanting to go!!

we have just accepted an offer, only been up for sale for 4 weeks! we are going into rental as not going until july 2010. Not applied for 176 yet as still waiting for nursing registration to appear!

We sold ours quite early in the visa process, but we were quite sure we were going to get it. It was a very good move, not only have the visas been granted, but it also makes you realise you are going. I've found it good to break the emotional ties associated with our home, the place we brought our kids up. It also makes family realise how serious you are about going, and just gets everyone used to the idea.

we have just had medicals and have been told by agent that they dont seem to need anything more but meds and police checks, so we are now getting house ready only a few things to do and we will put it up in a few weeks,

 

fingers crossed it will sell, it seems to be picking up abit in our area, essex, leigh on sea

 

we didnt want to put it up before incase the worst happened

We applied for QLD SS in March 09 and put our house up for sale in May 09.

18 weeks down the line we still haven't got our SS but our house sold a couple of weeks back....yey!!

We gave ourselves a year to sell the house, as we hope to move to Oz summer 2010, but it sold a lot quicker than we thought!.........so now we will be moving into a rental property, with a massive double garage to store all our stuff in.

God forbid if the unthinkable happened ie no SS or worse still no visa..........then our plan has always been that we would be moving house in a year or so's time anyway.

Ours has been on 9 months but for a high price, so didnt expect to sell it...but didnt really want to, just wanted to try our luck. Will reduce it now!!!!!!!

We did completely the opposite to what everyone advised. We sold ours before we got our Visa. Thank god we did though otherwise we would still be stuck with it now! We had passed the Trade Board and our Visa had gone in on 29 August. I spoke to my Dad and he advised us to sell it. I worked for an Estate Agents at the time we put it on the Market on the Thursday and sold it on the Saturday to a couple who were in rented. We moved into rented at the end of November and did not get our Visa till the following May. We were part of the may thousand that were caught up in the backlog due to the rules changing on 1 September 2007.

 

Our attitude was that if we did not get our Visa we would have just bought again. Selling our house was the best thing we did, because, like I said, we would still be stuck with it now.

We have decided to put ours on the market now, we have just passed the vetassess stage and we are about to apply for SS in Victoria. If the house sells we will just go into rented and if it sells and we fail to get our visa we will look for a new home.

 

For us it is time for a change if that is country or just location, so we just need a sale now!

 

Anyone fancy a lovely old chapel in Dorset!!!

It depends how big your morgage is compared to rent. If your morgage is higher than your rental then sell straight away & rent. If like us where our morgage is only £150 a month & rentals our £900 a month you stay with the house & morgage as who knows how long it will take for your visa to come.

Well !!! we put the house on the market last Thursday expecting it to take a year! and on Monday we had a cash buyer!!!

 

so moving and applying for state sponsorship now we can tick all the boxes! exciting times!!!

Fab news! I think things are starting to pick up. Cross fingers your visa comes through quickly too.

We waited till almost got visa before we sold,cost us about £25k by waiting the 18 months though. We had shippers in last Monday 10th and every thing was packed and sent before house completed on the Wednesday,that was a bit scary lol.
