Has anyone who is selling their house done a sign or a DIY house selling themselves?? I am wondering if this is a good idea as it would save a few thousand £££££. We have only just lodged our visas today, but are thinking of putting our house on the market after Christmas, and hope for the best?? Please help if anyones got any ideas.:err:

Not quite but we went with an Internet Based Estate Agency who only chargd £200 flat fee (+ 0.85% on sale), I subsequently found a local estate agency who charged no fees unless it was sold (& then 1%)

 

For the £200 our estate agent spent 3 sunday afternoons in our house showing viewers around whilst we were able to go out & then negotiated the deal for us - I thought it was money well spent.

I know that there are lots of awful Agents out there but there's actually some good ones too. What you are basically paying for is extensive marketing - agents have access to national web portals as well as obviously their own websites that you won't be able to access as a private seller. They should also do accompanied viewings as Jules pointed out above, as well as displaying your property in their shop window and in the paper. Where they can be invaluable (or crap depending on how good your Agent is!) is when it comes to keeping the lines of communication open with your buyer - there are some truly outrageous buyers out there that frankly take the p!!s - and a good Agent should be able to shield you from alot of that type of stress. With the market being the way it is you should be able to negotiate 1% of the selling price plus VAT as standard and all agents operate on no sale, no fee. So my advice would be to use an Agent but make sure you choose a good one!

We sold a house through a company called the little house company. For £175.00 you got a sign and you could advertise your property on their website BUT NOT RIGHT MOVE. The only reason I entertained a small company like this was the fact that our house was in a desirable area with good schools etc. There was also a few more houses down our street that where on the market with agents and my view was that anyone looking at their property would look at mine. They also did me a big favor by over pricing their property's. I sold mine for a good price and the rest are still on the market for a lot less than I got for mine.

People need to know your property is on the market and most agents pay to use right move which to me is the No1 site we all know of right move.

So depending on circumstances an agent my be a necessary evil especially in todays market.

personally- although i am all for saving money where possible, i would still use an estate agent for such an important and expensive thing like selling you house.

ps - great to see a M.C fan !
