Visa in hand , selling house timeline vs leaving - animals and child in tow!

Hi guys,

We have our visas, we want to sell our house before we go (leaving before it’s sold isn’t an option) but we have 3 animals and one child and nowhere to go once it’s sold. In laws aren’t an option and I don’t want to pay for a 6 month short term rental - what did you all do ?

In an ideal world we’d complete on our house and fly the next day! Ha ha dreams dreams dreams

Why is leaving before its sold not an option? that's what many do. Capital gains isn't really an issue if you only hold it short term from abroad.

God I don’t know anything about capital gains???
Mainly because we are looking for jobs once we get there . we need the financial backing, to get a car , pay for our bond , few months rent. We have a lot of money in our house and not a whole lot of savings. I’m paying off debt before we go so doing that and saving large amounts aren’t an option

If you need the capital from the house then you will have to factor staying somewhere on a short term basis either in uk or Aus. You could rent your uk property until you are settled in Aus and use that income to help. 

I assume all your animals have been through the processes ready for migrating. 

Having three pets depending on what they are will be an issue with rentals too. Some councils here only allow two dogs per property without a special license and cats are restricted in some areas now.

Only one dog , 2 cats but hoping to use a migrant agent to help with that on the other side. Renting the house doesn’t leave enough capital to secure income to help as we were advised to leave an extra in an account here for repairs and issues.
Animals have had initial stuff done but we have to re do some stuff but all in hand.

we managed to sell ours the day we left - but it was pretty close.

The estate agent had the keys - and we left the master with my in laws with the intention that if it didnt go through they could still have access if needed.

 

We got the call that we had completed as we pulled into the car park at heathrow!

We had worked to the date we were leaving and worked to that with the estate agent. the buyer was happy to work to that as well - sometimes you have to ride your luck

You need a permit for your pets before you transport them. It will require medical checks from an approved provider, do not wait. Then they will be in quarantine for a minimum of 10 days in AU.

Good thing you aren't an accountant/engineer/ICT professional... it's unlikely that you would find a job before your money runs out. Only 50% of native English speakers arriving between 2011-2016 have found professional level jobs (only 25% of those from non-english speaking countries). Yet they continue to distribute over 60% of visa's to those occupations. But as a teacher, you should be ok.

First thing. The pets. It isn't a migration agent you need but a specialist pet shipper. Pet Air are highly recommended and you can chat to the owner on the forum - Bob. You need to start this ASAP as it is a six month process. Be aware, this isn't a cheap thing to do. For example, the cost of shipping our chihuahua from Oz to UK was nearly $4000 and it is cheaper going that way as no quarantine. 

With the house, there are a number of options. We sold to one of those companies that gauruntee to buy your house. We did it because we had to move quick as we were company sponsored and needed to be there ASAP. At the same time, like you we couldn't move without selling as we were totally broke - the day the house sold, we didn't even have enough cash for the bus to the bank to get the money. We flew the same day! 

Another option, is to sell and rent briefly in the UK in a furnished rental. This allows you to send off your furnishings. Then, arrange flights and a short term rental in Oz such as a holiday home. I always recommend this regardless as it gives some time to learn the area you want to be. It again also gives time for your furnishings to arrive while you look for a longer term rental.

Unfortunately we’d end up paying six month rental and as my husband will be working in his current job up until the week before we go we need something in this area and it’s double the cost of our mortgage at the moment to get air b&b, 6 month rentals seem ok but we may only need it for a month which seems like a crazy waste of money.

See that would be ideal but I’d be terrified about something happening and it turning into a longer term problem. We did think about putting a months completion on the property because once you’ve exchanged you’re unlikely to fall through and then you have a definite month to get your flight. Worse comes to worse the animals go into kennels here for a few days or Fly ahead of us.

The problem is like someone wrote below we will have almost no money to our name especially with shipping animals and our stuff so it’s so risky for us to go without it being sold, I think I’d be a mess on the plane knowing we had no money on the other side and no jobs ... 🤯

My husband works in construction as a project manager and I teach but we’d both even get desk jobs or bar work if needs be.

A relocation agent will be expensive and not needed. I was a relocation agent in Melbourne.

I would suggest working it so that you arrive here a month before your pets that way you have time to settle.

As for selling up in the UK we sold before our visa was granted and moved in to a 6 month rental. It took some of the pressure off us.

When we moved here we took on a house swap rental. She even threw in her car.

Are there any websites that do house sitting? That could be an option for you to look at. Over here we have sites like Aussie House Sitter where you get free rental in return for looking after their house, pets, plants etc.

I know how hard it is to leave pets behind, they are part of the family -  but it does seem crazy to be spending over $10,000 to ship your pets when you are so short of money.  

The dog is difficult because they imprint so strongly on their family, but cats are more independent and while it might break your heart, they would settle in new homes. 

I would also  not be spending precious money on a recce trip, most people don't.  It will be much cheaper to book a holiday cabin for a month when you first arrive and look for a six-months rental when you arrive.  You'll end up with a better result too.

Our animals are our family ; no way we are leaving them behind, the trip in April is necessary as it’s activation trip , without it our visa gets cancelled otherwise we wouldn’t do it and would save the money

Is there a reason why you can’t move until November?
6 months to sell a house that is priced right is more than reasonable. 
For the price of an extra trip and a relocation agent you could afford to drop the price and just move on. 
 

Yes my husband is tied into his job ; if we leave early he has to repay recruitment costs and all training plus he misses out on a very good bonus

Our only issue is that we’ll have 3 pets of our own so whilst I can look definitely look into it and I will thank you.
Heart wrenchingly, our in-laws life down the road from us , retired and a huge house 7 bedrooms! But they said no because of our animals
