Finding a rental in Australia

Hi all.

I'm new to this site and after some advice! We are due to move out to the Peel region in late October (we being myself, hubby and 4 children) 

Where do we start?! The biggest thing is finding a rental property, how do we go about this without actually being in the country? I have been searching the internet so am aware that there are numerous rentals available in Mandurah. Does anybody have any advice as to how I would go about securing 1 and if this is even possible from the UK?

Any advice would be greatly appreciated.

No, you don't secure a rental from the UK.  You book an AirBnB or a holiday cabin for four to six weeks and start looking as soon as you arrive.

It's very risky to take on a rental sight unseen because real estate agents tamper with the photographs to make the property look better than it is.  You could end up with a real dump and you'll be stuck with it.

Totally agree with Marissa that your best to get a short term furnished rental or holiday accommodation for your first few weeks. You can look on realestate.com or Domain.com  at rentals to give you an idea of what to expect when you are here and ready to book viewings, it will give you a good guide to rental costs in varying areas that interest you.

https://www.stayz.com.au/ is probably the biggest furnished rental / holiday accommodation type site.

Some people rent cabin style accommodation at Big 4 sites - https://www.big4.com.au/

Apartments - could have a look at Quest https://www.questapartments.com.au/

Also worth a look at https://www.realestate.com.au/rent  - you can refine the search to show furnished rentals

I was just going to suggest the cabin accommodation at caravan parks.  I know a couple who are staying in one just now whilst their new house is being built.  Very reasonable price just now but will go right up during the holiday period.

I'm likely going to move to the new Ravenhall hospital when that opens next year.. so am hoping to familiarise myself with the western side of Melbourne

It is possible to get your rental sorted before you arrive. However, as others have said sight unseen is very risky as you may get left with a lemon and in many states is against the legislation. However, an alternative is a relocation agent.  A relocation agent works for you rather than the real estate agent and can view many properties on your behalf reporting back on the reality via video, photos, chat etc. They can then organise the application and get you signed into a lease before you arrive so you can move straight in. For when you arrive you could look at the Melbourne Big 4, it is approx 15 minutes away from Thomas Embling depending on the traffic. https://www.big4.com.au/caravan-parks/vic/greater-melbourne/melbourne-big4-holiday-park

You could look at Blue Gum which is probably cheaper but I still think a holiday let on stayz etc would be better. A lot of the cheap long term camp sites can have permanent tenants, some are good some are bad. Big 4 are usually too expensive for long term guests so probably more upmarket so to speak. Also when they say cabin, please note that they aren’t the cabins we are accustomed to in the UK, no log cabin with a roaring wood fire. They are more like a shipping container or shed. What I will say is that you are best staying on the East side whilst working at Thomas Embling because if your accommodation is on the West and you have to travel East at rush hour you are going to be in for a very long commute. Vice versa.
